In this information packed world, it's very easy to find answers online.  Just ask Siri, Google a search, or visit Ask.com to name a few places anyone can go for answers.  So when a home buyer or seller needs answers, be THAT agent that provides a detailed description of the process before the have to look for answers.

This past week has been a royal circus.  Scottsdale homes under $400,000 are selling quickly if they are clean, updated, and in good locations.  The ones that sell the fastest are priced right and the glossy pictures are a testament to the effort engaged from the get-go by the listing agent. A good listing agent knows how to read between the lines and interpret a buyers' contract as it benefits a seller.

Whenever you hear that phrase, you know it means show business.  After all, it's ready, set, go... right?  But maybe sometimes we aren't quite ready?  Sometimes the planning part of being ready isn't complete.  And sometimes we don't even know it.  
 
This past weekend, I met buyer clients at one of ten homes we planned to "see."  For the record, we're looking in Central Phoenix with a budget up to $450,000.   There are a lot of homes in that price range since Phoenix's median price is about $270,000.

Real estate has many different facets and many different personalities, both for the agents and the buyers and sellers we represent.  It isn't always easy for a meeting of the minds to occur when selling what is oftentimes the largest single asset for homeowners.  We want to be proactive but sometimes we come off as pushy.  Are you Proactive or Pushy?

My niche in real estate started back in 2007.  
Buying a condo in 2004 to remodel and re-sell in 2005, I realized the housing market was starting to change.  The housing market was hinting at a slow down as my condo took longer to sell.  What was supposed to be in investment for me turned out to be  a signal for change in my career.

Scottsdale Real Estate Market Update - 
Scottsdale is 184.2 square miles and was so named in 1894 after Winfield Scott, an Army Chaplain.  The city was incorporated in 1951 with 2,000 residents.  Today the city's population is said to be just over 226,000 and is bounded by Fountain Hills to the east, Tempe to the south, Phoenix to the west and Carefree/Cave Creek at the northern border.  The only place the city can possibly expand is to the northeast if parts of "Rio Verde" were incorporated into the city limits.

Today, my buyer client and I started all over again, 3rd Time is a Charm. We started the process of viewing homes, but this time in a different zip code.  Our goal is to find a home with a minimum of 3 bedrooms, 2 bathrooms, at least 1500 square feet, no homeowners association, and a decent kitchen for under $250,000.  We're starting over because we've written two contracts and both have had to be cancelled.

Today proved to be a great Sunday for my client as we received a full price offer on his home! We just reduced the price and sure enough, the new price fit into a different price territory. Today I had the privilege of telling the listing agent that her client gets to buy my buyer client a new cooktop to replace the existing 5 burner Jenn-Air cooktop.  The seller will not be happy about this, especially since he thinks he's finished with all the repairs for our sale to close in a week on this beautiful home in Scottsdale.  Argh!
