How Do I Introduce Staging To My Client? - 12/31/10 11:19 AM

 
 
You would think that with the exposure Staging has received this question would no longer apply.
However, I still hear it from Realtors who do not have a Stager on their team.
These Realtors feel they will be risking offending their client if they offer a Staging consult. Unfortunately this means their clients are missing out on a valuable marketing tool.
So, my advice to these Realtors is:
tell your client about your team members available to help with the sale of their home ie. mortgage broker, home inspector & Stager. talk about how important the marketing of … (6 comments)

I must say it is good to see the end of this challenge LOL.
I'm looking forward to getting my 3000 points as I strive to catch #9 in Ontario.
The challenge has kept me focused on business during this down time.
I hope that all the little things I did to get ready for January will pay off. I guess I'll know soon.

  Updating your home can bring you closer to Move -in condition. That's the 'condition' that attracts the most buyers.
Move - in condition means the buyer doesn't have to do anything to the home. It means they can move in on Friday, put their things away over the weekend and go to work settled on Monday.

Yes, Less is More when you are selling your home.
Less clutter, furniture, personal items, family photos ...
Gives you ....
More visual Real Estate in your home.
More room for the buyer's imagination.
More open space makes the rooms feel larger.
More room for good traffic flow makes your home feel more comfortable.
More space on surfaces and in closets shows your home has sufficient storage.
So follow the adage of Less is More and improve the chances of catching that buyer's eye.

Yes, the Spring Market does start in January. (day28) - 12/28/10 09:56 AM
During a chat after Christmas dinner, my nephew asked me about my Staging business.
I told him December was traditionally slow as people concentrated on family and the holiday season. He was surprised to hear that it usually picked up the second week of January.
This is when people turn the focus on their home. They find it is lacking something and they make that decision to move.
My phone starts ringing as sellers and their Realtors begin calling. They want to get the homes ready for the market.

I know January is coming because the retailers tell me so.
I find I don't have to even look at a calendar. All I have to do is walk through a mall.
When I see all the storage and organizer items out for sale, I know it's January.
It's happens every year.
The weather closes us in and we focus on the interiors of our homes.
My advice to you is to go with their subliminal suggestions and get busy organizing your home. Start sorting through your closets and storage areas. Toss, donate and recycle your way through January.

It's never enough! (day 11) - 12/11/10 09:33 PM
When you become a Stager you have to invest in inventory.
There a lots of accessories to buy.
You buy lamps, pillow, bedding, artwork, bowl, baskets etc , etc
I always want every job to look just right.
Somehow I never seem to have everything for a job. There is always something I need to complete the job.
I was out again yesterday looking for a couple of throw pillows, prints and vegetables.
I should buy shares in these companies LOL.
I wonder if I'll ever have enough props? Naaaahhh! Never happen!

 I can't believe another year has passed.
I want to wish all my colleagues and clients a Very Merry Christmas!
I've enjoyed working with you all and want to thank you for enriching my life ;).
Staging has allowed me to meet so many wonderful people.
I also want to thank my friends on Active Rain for the wonderful comments and advice.
I've learned a lot.

A Cure For Cabin Fever (day 3) - 12/03/10 04:34 PM
Right now we are all focused on the holidays. We are looking forward to seeing family and friends and celebrating. We are rushing around buying gifts and decorating the house.
What about after the holidays? If you are not into winter sports, what then?
This is the time when we can tackle those projects in our homes that we have been putting off.
By keeping your home up to date you will not have a major hurdle when you decide to sell.

Beds Have to Have 'It' (day 1) - 12/01/10 11:07 AM
Every room needs a focal point for the buyer. Bedrooms are no exception.
In a bedroom the bed is the focal point of the room.
The buyer's eye should not have to search for the bed. It should be in a prominent position in the room.
Buyers expect a hotel/magazine look so they can imagine using the room for themselves or a family member.
 The bed should be accessible from 2 sides if at all possible.
Dress the bed with matching linens and accessories.
Add a few stuffed animals to a child's bed for added appeal.
