The sensationalist national headlines may sell advertising but are often wrong or misleading for Metro Atlanta or your local market. To further complicate matters, the typical metrics used to track real estate trends do not tell the accurate story in the current market.

A recent article out by Rismedia indicates there are a few indicators showing there is some improvement in our housing market - although regionally.

At one point the theory was everyonedeserved to own a home.  And, accordingly, loan underwriting guidelines were written tomake that possible. And what happened?  Look where the housing market is today?Typical knee jerk reaction. Now let's punish those who have acted responsibly. HUD and the U.S. Department of the Treasury released the March edition of the Obama Administration's Housing Scorecard. Nationally, the numbers continue to reflect how fragile our housing market is overall. The report showed dips in home sales and prices. The continuation of foreclosures is keeping home prices depressed. Locally, we saw a 10 percent decline in sales March 2011 compared to one year ago.

The Atlanta real estate market continues to struggle with foreclosures and short sales.  Unemployment continues to hold our real estate market down and Gwinnett County specifically continues to lead the metro counties in distressed properties hitting the market. Nationally, however, Realty Times has an article out quoting Laurence Yun, chief economist for NAR, as painting a promising picture for the real estate markets overall in 2011.

Mortgage rates are now reaching some of the lowest rates on record.  The Fed is purchasing long-term investment products, the demand for housing remains low and the prognosis for jobs and an economic rebound is a very slow recovery.  Those combined factors are driving rates to historically low levels.  In mid October, the Freddie Mac Primary Mortgage Market Survey reported the average rate for a 30-year, fixed rate mortgage was 4.19%.  We may see fixed rates under 4%.

Some good news to report on a national level:
USA Today reported a rise in home sales for February. And, according to an article by Walter Molony for Realtor.org, existing home sales rose 5.1 percent nationally (Existing Home Sales Rise in February; March 23, 2009). While Lawrence Yun, NAR chief economist reports  first time home buyers account for HALF of all home sales in February. And, much of that has to do with the current First Time Home Buyer $8K Tax Credit passed by Congress recently.

The Atlanta real estate market began to see a downturn beginning in the third quarter of 2006; and, it is apparent our market has yet to see the upswing most had thought would happen by now. 
As we begin the third quarter of 2008, the Atlanta real estate market is still trending downward. Closings on single family homes in July was down over 34% from last year with a drop in average sales price of over 8% for this same time last year.

Finally, someone has decided to find a silver lining in the current U.S. real estate market! While the media continually spouts the glass half empty perpetuating a negative impact on our current real estate market, the reality is there are markets out there who are performing quite well...thank you very much!

What price is the right price? This is a challenging question in Suwanee's current real estate market - as well as all of metro Atlanta. The typical CMA (comparative market analysis) most agents like to use isn't going to get the job done if you want to have your home priced competitively - and - SELL!
