A recent report out by Rismedia shows the U.S. economy added more new jobs than was expected. Despite the 9.1 percent unemployment rate, the unexpected news coupled with the uptick in corrected employment gain numbers for the previous two months caused the mortgage rates to tip the mortage rate ladder back up over 4 percent after buyers enjoyed mortgage rates of 3.94% the first week of October.The most recent unemployment numbers for the Metro Atlanta area, however, remain higher than the national average at 10.4 percent. As the year closes out, one begins to wonder what 2011 will bring. Read three reports....get three different answers. I don't know what the new year will bring in real estate for the Atlanta market, but I think we held our own in 2010.
Short sales took a front seat to foreclosures; and, I think that will be the case for 2011. But if you are a home owner just wanting to sell your house....it can be done and 2010 proved that. The greatest line I heard this year....and, I use it a lot: "It is a beauty contest and a … (0 comments)

The Atlanta real estate market continues to struggle with foreclosures and short sales. Unemployment continues to hold our real estate market down and Gwinnett County specifically continues to lead the metro counties in distressed properties hitting the market. Nationally, however, Realty Times has an article out quoting Laurence Yun, chief economist for NAR, as painting a promising picture for the real estate markets overall in 2011.

The results for the Atlanta real estate market were mixed for the month of May. The number of homes CLOSED were up; and the speculation, of course, is this is a result of the First Time Home Buyer Tax Credit coming to an end. And with the end of the tax credit we see PENDING sales are down. According to Steve Palm with Smart Numbers "under contracts for all single family declined almost 22% in May 2010 vs. May 2009." (June 20, 2010).

Anyone who lives in the Atlanta area can tell you that the housing market has definitely been affected by the new homes bubble, the large number of short sales and foreclosures as well as a reduction in buyers. Atlanta was one of the top markets in the nation for new home construction until 2006. Currently new homes sales are down 80 percent from peak levels.
Georgia currently ranks #7 in the nation for foreclosures. More short sales and foreclosures are expected. For 2009 over 50% of sales are short sales, foreclosures, corporate owned or bank owned properties.

Short sales are becoming an option for homeowners throughout the country who may be facing foreclosure. Atlanta short sales, for all intent and purposes, have become more common place in our real estate market; whereas a year ago most of us hadn't even heard the term "short sale". Currently our listing services do not track the number of homes listed and/or sold as short sales in the Atlanta market. But what I do know..we are beginning to see more and more of them.
