NEW NEWS...IS GOOD NEWS... As I had mentioned in a previous post, the $8,000 First Time Homebuyer Tax Credit is great but how do first time homebuyers make the purchase if their funds are limited. The newdown payment guidelines under FHA is 3.5% and Conventionalis 10% (up from 5% earlier this year). Some good news to report on a national level:
USA Today reported a rise in home sales for February. And, according to an article by Walter Molony for Realtor.org, existing home sales rose 5.1 percent nationally (Existing Home Sales Rise in February; March 23, 2009). While Lawrence Yun, NAR chief economist reports first time home buyers account for HALF of all home sales in February. And, much of that has to do with the current First Time Home Buyer $8K Tax Credit passed by Congress recently.

The data collected below for the third quarter, 2008 is specific to Suwanee, Gwinnett County. It appears the third quarter closings for homes in Suwanee (Gwinnett) outperformed the second quarter by 18 units: 155 units closed third quarter vs. 137 units during the second quarter. However, the average original list price (based on solds) fell from $445,069 to $364,764 in the third quarter. Foreclosures almost doubled in the third quarter with 21 homes closed under foreclosure vs. only 12 homes in the second quarter. Foreclosures continue to dominate our metro market as a whole. The Suwanee Day Festival has always been a community festival. The first Suwanee Day Festival dates back to May, 1984 and was held behind the current Gwinnett County Fire Station #13 - one year before Suwanee had its first traffic signal - with about 75 people in attendance! The area was growing and many new residents were moving into Suwanee. Not knowing much about our city, the hope was the festival would allow new comers to get involved, create a sense of community, while at the same time providing a venue where people would be able to show off their talents or skills.
