New Active Rain member Cheryl Ritchie asked me not too long ago what are the Real Estate marketing tools that I could not live without and I answered unequivocally "Our Blog and RealBird". If I did nothing else, and had no other tools in the world to market our business and our listings, I could still do an amazingly good job at marketing our firm and our listings with these two alone. I would drop my designer website, I would drop Realtor.com featured listing status, I would drop open houses and just about everything other than our MLS dues in order

Yes, I consider myself a little techie, I like all the new things that come out and love trying them out, but when I first heard of Twitter my response went something like this "Huh? Why would I want to write about the minutia of my day and more importantly, why would anyone care?". I went ahead and set up an account (@JanieC), but really didn't get the hang of it and lost interest quickly. Many of you have great AR blogs that have tons of useful information about your area, your specialty and knowledge. How are you getting this info out to your client and target audience? Include your blog name of everything you send out, your signature line, your business cards, your Linkd'in, and other networks. but DON'T use the standard http://activerian.com/blogs/janie_c name, what does that tell them? That you are about as professional as someone that has an .aol or hotmail as their professional email address. Buy a domain name at Godaddy or whoever you use and then redirect to your blog from there.

Domino 1 - I received a call from a seller in Wellington, a well known horse area, asking about a listing presentation. They currently had it on the MLS with a flat fee, MLS only company and were not happy with the results. They had heard about me through a Realtor friend in Ocala who must have read about me on AR as Ocala is 4 hours away from me. The sellers are racehorse trainers and want to move to Ocala. Their property is worth around $1.7M. They decided in the end they want to take the property off the market

I have a client who is lucky enough to have No Mortgage on his current home. He wants to maximize his buying power and move up in property in this buyer's market. His goal would be to sell his current home and pay cash for the new home. BUT the flip side is that he needs to sell his current home, in that SAME buyer's market, which he is less likely to get top dollar. I suggested renting it out for the next 1-2 years to see where the market goes, but the downside of that might be A) what if

"Are they negotiable?" ..... We are asked all the time if the sellers are negotiable....both from buyers interested in our listings and buyers we are working with as buyer's agents, it's nothing new... BUT the question has taken an interesting turn, now they often ask if sellers are negotiable BEFORE they know how the home is priced or EVEN what the price is! Prime example; we get a call from a yard sign and before even asking the price the caller asks "are they negotiable?". We are baffled by this question. I love technology, I think anyone on Active Rain, by nature, must be ahead of the curve regarding technology compared to the rest of the public. But I LOVE real cards and letters. Real ones, with real pretty post office stamps and handwritten addresses and nice paper envelopes. Somehow the power of a real old fashioned card or letter makes the world seem a little saner, a little better and a little kinder.
