Brian called the agent's broker and reported it immediately after he had a buyer ask to see it via a drive-by, however, you may not be so lucky if you're not on a major thoroughfare!&lt;br /&gt; &lt;br /&gt; which appear below of the photos and allow 250 characters (Sitting on a large corner lot, the seller is providing a one-year home warranty and is willing to pay up to $4000 in closing costs).&amp;nbsp; Example 1 chose to brilliantly use exclamation points instead of giving the seller their full potential narrative.&amp;nbsp; Example 2's agent just didn't care enough to take the three minutes to write anything at all.&amp;nbsp; Heck, I'd be happy with exclamation points at least here!&lt;/em&gt;&lt;br /&gt; &lt;br /&gt; &lt;strong&gt;Problem 5:&amp;nbsp; Your representative has a bad reputation in the agent community.&lt;/strong&gt;&amp;nbsp; Stock is too heavy and life is too short for agents and consumers to deal with jerks.&amp;nbsp; Ask other agents candidly about your agent's involvement in the REALTOR community.&amp;nbsp; While our code of ethics is clear that we can't bad-mouth another REALTOR, if you ask around enough in your community or find former agents, you'll get the scoop.&amp;nbsp; If a buyer's agent has seven homes that are perfect for&amp;nbsp;his/her buyer and your home is one of those perfect seven, why would he/she show the home of an agent that has a lose-win attitude, doesn't return calls or hasn't upheld the ethics the &quot;good ones&quot; keep.&amp;nbsp; Is that fair?&amp;nbsp; No.&amp;nbsp; Is it illegal?&amp;nbsp; No.&amp;nbsp; A buyer's agent is actually representing his/her client BEST by safegarding them from potentially difficult negotiations and contract situations.&amp;nbsp; Ask your agents about the designations they hold (all the letters that make no sense to you after their name), their involvement in their association, the awards they've won outside of sales production or better yet, check out their RECENT education history here:&amp;nbsp;&amp;nbsp;&lt;a href=&quot;http://www.facebook.com/note_redirect.php?note_id=145664985442&amp;amp;h=ea761357eaa1dd23012b5cf0f15b924f&amp;amp;url=http%3A%2F%2Flicsrch.state.tn.us%2F&quot; Again, we are in a&amp;nbsp;heavy stock cycle, and buyers are &quot;stalking&quot; home on the net first.&amp;nbsp;If 45 homes fit their needs, they will likely look at the ones they've seen the most of.&amp;nbsp; If your home has been on the market for over 90 days, recently, the MLS migrated to allow agents to upload 20 photos instead of the previous 10.&amp;nbsp; I can't tell you how many times I've seen three or six photos presented on a 2000+ sq ft home!&lt;br /&gt; &lt;br /&gt; &lt;strong&gt;Problem 7:&amp;nbsp; Your home hasn't been connected with the correct agents.&lt;/strong&gt;&amp;nbsp; As all real estate is local, there are ways to analyze the area to see what buyer's agents sold the most three bedroom homes in 37204 in 2009 so far.&amp;nbsp; Your agent should know who these agents in your home's sales feature price range and exposing your address to them.&amp;nbsp; When I listed a home recently in Fairvue Plantation in Gallatin, while out of my primary territory, you better believe I paid a courier $150 to deliver information to the top 80 agents who had sold homes there.&amp;nbsp; You better believe I offered incentives to those top agents to come out and preview it.&amp;nbsp;&amp;nbsp;(8/22/2009 note: &amp;nbsp;Home went under contract within 14 days and is closed!)&lt;br /&gt; &lt;br /&gt; &lt;strong&gt;Problem 8:&amp;nbsp; The buyer's agents can't get in!&lt;/strong&gt;&amp;nbsp; This is my top pet peeve when I'm representing a buyer!!&amp;nbsp; Most agents have a showing desk to set up the showings.&amp;nbsp; If your agent handles the showings directly, this is a big red flag!&amp;nbsp; &quot;Oh, Mr. Seller, I always have my phone with me and this assure you will get the showing AND I will be able to speak to the agent myself to prep them.&quot;&amp;nbsp; This is not the case!&amp;nbsp; WEEKLY, YES, WEEKLY I call within 24 to 48 hours to show a home and at least&amp;nbsp;one or&amp;nbsp;two of the homes don't get a return call.&amp;nbsp; Some major real estate companies in the Clarksville area are actually CLOSED on the weekends! &lt;br /&gt; While I always call the agent and tell them there's an issue with the key, many agents won't.&amp;nbsp; Consumers may be coming to your door, never getting in, finding another home and your never know!&amp;nbsp; I had another key two weeks ago on one of my listings stop working, too.&amp;nbsp; Obvious, but a potential problem!&lt;br /&gt; &lt;br /&gt; &lt;strong&gt;Problem 9:&amp;nbsp;Your home has expired or been withdrawn.&lt;/strong&gt;&amp;nbsp; What if your home is no longer active and no one bothered to tell you&amp;nbsp; One customer couldn't figure out why he couldn't find his home listed on-line.&amp;nbsp; More issues than that existed, but the biggest issue was that the home had expired from the MLS and she had no clue.&amp;nbsp; Every agent in Tennessee is required to give you a copy of everything you have signed with 24 hours of signature.&amp;nbsp; Her agent had not done this; so, she had no way of knowing she was out of contract and had been off the market for over a month!&lt;br /&gt; &lt;br /&gt; &lt;strong&gt;Problem 10:&amp;nbsp; The buyer's agents commission is not competitive.&lt;/strong&gt;&amp;nbsp; While there are no set commission rates for real estate, the more commission you are paying your agent, the more commission the buyer's agent will make.&amp;nbsp; If a home fits my buyer's needs, I will show it regardless of commission offered, however, many agents don't share this opinion.&amp;nbsp; In the new Tennessee Association of REALTORS listing agreement (which is widely used across the state, on line 81 of page 2 [as of 7/10/2009] there is a blank that shows you what the &lt;strong&gt;buyer's agent&lt;/strong&gt; will receive.&amp;nbsp; If your agent hasn't shown you their value enough to where you asked them to discount their normal rate, you need to make sure they are not placing your home in a low commission position.&amp;nbsp;What percentage the listing agent shares with the buyer's agent is between those two agents, you &lt;strong&gt;NEED&lt;/strong&gt; to know what that percentage is.&amp;nbsp; &lt;br /&gt; &lt;br /&gt; &lt;a href=&quot;http://www.facebook.com/note_redirect.php?note_id=145664985442&amp;amp;h=b20f5704a316b3cf556bb378cca96f5d&amp;amp;url=http%3A%2F%2Fimages.trulia.com%2Fblogimg%2F4%2F9%2Fe%2Fb%2F67189_1247431593561_o.jpg&quot; title=&quot;http://images.trulia.com/blogimg/4/9/e/b/67189_1247431593561_o.jpg&quot; target=&quot;_blank&quot;&gt;&lt;img class=&quot;ext_img&quot; src=&quot;http://external.ak.fbcdn.net/safe_image.php?d=ca79a9ef4e725cf64a2017ac4b1b8b8c&amp;amp;url=http%3A%2F%2Fimages.trulia.com%2Fblogimg%2F4%2F9%2Fe%2Fb%2F67189_1247431593561_b.jpg&quot; alt=&quot;&quot; style=&quot;width: 460px;&quot; /&gt;&lt;/a&gt;&lt;br /&gt; &lt;em&gt;Usually we see lower commissions on multi-million dollar properties or commercial listings.&amp;nbsp; This $200K home is listed giving the co-op agent 1% when all of its competing home sellers are offering 2%, 2.5% and 3%!&lt;/em&gt;&lt;br /&gt; &lt;br /&gt; &lt;strong&gt;Problem 11:&amp;nbsp; You!&lt;/strong&gt;&amp;nbsp; So many times we want to point the finger at the agent or his/her marketing deficiencies, however sometimes you're the problem.&amp;nbsp; You are consistently turning down appointments or you don't check your voicemail to confirm showings until the showing request time has long passed.&lt;br /&gt; &lt;br /&gt; Being very professional, I remind my sellers in the listing consultation of these obvious principles.&amp;nbsp; If you want to sell, you have to show!&amp;nbsp; Last weekend,&amp;nbsp; I was trying to show my buyers a home and the seller has gone out of town and won't return until Thursday of this week.&amp;nbsp; The seller locked the storm door, and I had no way of getting to the lockbox for the house key.&amp;nbsp; If an agent is working to get you the showings, but you have overnight guests, a birthday party, want to watch football, or you need an extra two hours of sleep on Saturday morning is causing you to say &quot;NO&quot; to the showings, I would suggest that you&amp;nbsp; (1) to not be on the market or (2) find an agent who will keep you in line (kindly, of course).&lt;br /&gt; &lt;br /&gt; &lt;br /&gt; &lt;br /&gt; &lt;em&gt;&lt;strong&gt;Janie Masterson &lt;/strong&gt;(GRI, CLHMS) is a daily sales and listing agent in the Clarksville, TN - Ft. &lt;p&gt;With a population of 261,220 and 4,126 small businesses, Clarksville is a great place to work and to raise a family.&amp;nbsp; Market values for Clarksville, TN for homes has increased steadily 6+ % over the last two years.&lt;/p&gt;
&lt;p&gt;&quot;A few decades ago, Clarksville could have still been classified as a small town: it's grown out of the agricultural and tobacco trade, and the presence of nearby Fort Campbell meant that when soldiers were deployed to conflicts, they and their families emptied out of the city.  But over the years, the city has nurtured its own hub of commerce, helped along by the presence of Austin Peay State University and spillover growth from Nashville, located 50 miles away. If your credit isn't stellar but you have managed to save 10-20% for a down payment, you will still appear to be a very good financial risk to a lender.&lt;br /&gt; &lt;br /&gt; &lt;strong&gt;The ongoing costs of home ownership&lt;/strong&gt;.&lt;br /&gt; Maintenance, improvements, taxes and insurance are all costs that are added to a monthly house payment.       <description>&lt;p&gt;I go around and around with myself on this issue.&amp;nbsp; I don't know if it's a good thing or a bad thing that my fifteen year old son has a MYSpace page and I'm not a friend!&amp;nbsp; He has email addresses that I don't know about too.&amp;nbsp; So, what did I do?&amp;nbsp; I locked him out of the home computer altogether.&amp;nbsp; But, I'm sure he has access at his friend's home.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;A recent study says that rather than wasting their time, children who gab on Facebook or play online games are gaining valuable social skills and learning some technology basics.&lt;/p&gt;
&lt;p&gt;The report, sponsored by the MacArthur Foundation, contradicts the idea held by many educators, parents and policymakers that children should be blocked from online social networks and video games like Halo, which allow users in different locations to play together. Quickly, realizing my husband would&lt;br /&gt;probably wake up, I cuckooed another 9 times.&lt;br /&gt;&amp;nbsp;&lt;br /&gt;I was really proud of myself for coming up with such a&lt;br /&gt;quick-witted solution, in order to escape a possible conflict with&amp;nbsp;&lt;br /&gt;him. (Even when totally smashed.. 3 cuckoos plus 9 cuckoos totals 12&amp;nbsp;&lt;br /&gt;cuckoos=MIDNIGHT! )&lt;br /&gt;&amp;nbsp;&lt;br /&gt;The next morning my husband asked me what time I got in, I told&amp;nbsp;&lt;br /&gt;him 'MIDNIGHT'.. . he didn't seem pissed off in the least.. Whew, I&lt;br /&gt;got away with that one!&lt;br /&gt;&amp;nbsp;&lt;br /&gt;Then he said 'We need a new cuckoo clock.' When I asked him&lt;br /&gt;why, he said,&amp;nbsp;&lt;br /&gt;&amp;nbsp;&lt;br /&gt;'Well, last night our clock cuckooed three times, then&lt;br /&gt;said 'oh crap.' Cuckooed 4 more times, cleared its throat, cuckooed&lt;br /&gt;another three times, giggled, cuckooed twice more, and then tripped&amp;nbsp;&lt;br /&gt;over the coffee table and farted.&lt;/strong&gt;&lt;/em&gt;&lt;/p&gt;

&lt;p&gt;Every year on Thanksgiving, I consider cooking something different: maybe ham or roastbeef, but I can't quite bring myself to change the tradition.&amp;nbsp; But I always make sure to have a something in the freezer&amp;nbsp;just in case.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;Like a lot of &amp;nbsp;folks in this state, I have a job. &amp;nbsp;I work, they pay me. I pay my&lt;br /&gt;taxes and the &amp;nbsp;government distributes my taxes as &amp;nbsp;it sees fit. In order&lt;br /&gt;to get that paycheck, &amp;nbsp;I am required to pass a random urine &amp;nbsp;test with&lt;br /&gt;which I have no problem. What &amp;nbsp;I do have a problem with is the&amp;nbsp;&lt;br /&gt;distribution of my taxes to people who don't have to pass a urine test.&amp;nbsp;&lt;br /&gt;Shouldn't one have to pass a urine test to get a &amp;nbsp;welfare check because&lt;br /&gt;I have to &amp;nbsp;pass one to earn it for them?&amp;nbsp;&lt;br /&gt;&lt;br /&gt;Please &amp;nbsp;understand, I have no problem with helping &amp;nbsp;people get back on&lt;br /&gt;their feet. I do, on &amp;nbsp;the other hand, have a problem with &amp;nbsp;helping&lt;br /&gt;someone sitting on their butts, &amp;nbsp;doing drugs, while I work. .. . Can&lt;br /&gt;you &amp;nbsp;imagine how much money the state would &amp;nbsp;save if people had to pass&lt;br /&gt;a urine test &amp;nbsp;to get a public assistance check?&amp;nbsp;&lt;br /&gt;&lt;br /&gt;Pass this along if you agree or simply delete &amp;nbsp;if you don't. Hope you&lt;br /&gt;all will &amp;nbsp;pass it along, though . . .. Something has to &amp;nbsp;change in this&lt;br /&gt;country -- and &amp;nbsp;soon!&quot;&lt;/p&gt;

&lt;li&gt;A wild turkey has excellent vision and hearing. Their field of vision is about 270 degrees. This is the main reason they continue to elude some hunters. &lt;/li&gt;

&lt;li&gt;A spooked turkey can run at speeds up to 32 kilometres (20 mph) per hour. They can also burst into flight approaching speeds between 88 kilometres per hour (50-55 mph) in a matter of seconds. &lt;/li&gt;

      <title>Favorite Places What's Yours??</title>
      <description>&lt;p&gt;One of my favorite places in the whole world is Birmingham, AL.&amp;nbsp; Birmingham is such a beautiful city and it's full of secret little restaurants that no one but the locals are aware exist.&amp;nbsp; I was raised in Birmingham and my childhood was wonderful.&amp;nbsp; We lived on the west side of town and when I was a teenager we would go to a place in north Birmingham, just a little shack of a place and get a Milo's hamburger.&amp;nbsp; Those were the best hamburgers in the world.&amp;nbsp; Well, through the years Milo's has branched out and franchised it's business and is now all over Alabama.&amp;nbsp; How much I wish for those good ole days.&amp;nbsp; Even now when I drive through a city that has a Milo's Hamburgers I stop and grab me a few, but they don't taste the same.&amp;nbsp; Sometimes I want to call the man in charge and tell him how much the burgers have gone down over the years, but I figure it wouldn't do any good.&lt;/p&gt;
&lt;p&gt;I still have my memories of the original Milo's on 31st in North Birmingham, and I'll never forget how good those hamburgers were!&lt;/p&gt;

      <title>Support NAR's Four-Point Housing Stimulus Plan</title>
      <description>&lt;p&gt;&lt;strong&gt;Support NAR's Four-Point Housing Stimulus Plan&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;As REALTORS&amp;reg;, we know that at its core, the current economic crisis is the result of problems in our nation's housing and mortgage markets.&amp;nbsp; With Congress considering a return to Washington this month for another economic stimulus effort, NAR has put forth a Four-Point Plan that&amp;nbsp;must be included in any stimulus effort in order to&amp;nbsp;boost the economy and calm jittery real estate markets.&amp;nbsp;&lt;br /&gt;&lt;br /&gt;Housing has always lifted our economy out of past economic downturns.&amp;nbsp;Immediate action is imperative to foster a housing recovery that historically leads&amp;nbsp;any overall economic recovery.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Stabilizing real estate markets must be the core of any additional economic stimulus bill. As REALTORS, we must all come together and make our voice of experience heard on Capitol Hill. Please contact Congress today&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The Four Point Plan&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The most recent economic stimulus bill, the Emergency Economic Stabilization Act, was a good first step towards stabilizing our nation's economy.&amp;nbsp; Unfortunately, a number of the Act's provisions have not proven to be as useful at stabilizing the nation's housing markets as was first thought.&lt;/p&gt;
&lt;p&gt;Congress may consider second economic stimulus bill this month.&amp;nbsp; If they do, there are a number of changes that could help to provide more stability to the nation's real estate markets which most agree is a necessary step towards recovery.&lt;/p&gt;
&lt;p&gt;NAR has urged Congress to include the following provisions in any future legislation:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;&lt;strong&gt;Make the $7500 tax credit available to all purchasers and eliminate the repayment requirement.&lt;/strong&gt;&amp;nbsp; The credit's limited availability and required repayment terms have severely limited the credit's appeal to potential homebuyers.&amp;nbsp; As a result, the credit has not been widely used or proven effective at stimulating sales.&amp;nbsp;&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Make the 2008 FHA, Fannie Mae and Freddie Mac loan limits permanent.&lt;/strong&gt;&amp;nbsp; New rules for 2009 would significantly reduce the FHA, Fannie Mae and Freddie Mac loan limit from their 2008 levels. Now is not the time to limit the availability of affordable mortgages.&amp;nbsp;&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Get the Emergency Treasury bank relief program back on track&lt;/strong&gt; by targeting more funds to mortgage relief efforts and increasing efforts to mitigate foreclosures.&amp;nbsp; Don't just give the banks unrestricted cash. Make the program work to improve mortgage and housing markets as it was originally intended.&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Permanently bar banks and banking conglomerates from engaging in real estate brokerage&lt;/strong&gt; and management.&amp;nbsp; The banks have proven they have enough to do to simply properly manage their current lines of business.&amp;nbsp; Do we really want them to manage on the home buying process?&amp;nbsp; Imagine what could have been the situation now if they already had the added ability to engage in real estate sales. &lt;/li&gt;
&lt;/ul&gt;
