THINK PEOPLE NOT ROBOTS - 01/30/12 08:53 PM
In the many classes and discussions I have attended in the last six months, SEO comes up all the time. SEO is our trail to be found. How do we leave a trail with the right message? “Find me”.. that is the quest here while I blog out to the universe. Just one person here, a tiny spec in the bigger picture of things, but still I want to be found and heard. Writing a blog can be quite an intimidating process. With all that is out there to guide us, still there is no absolute answer to the question of … (15 comments)

River View Homes~~~ Because Some Houses are More Fun to Show Than Others!

There are days that I am more lucky with the homes that I am able to view and show to clients.Today was one of those days. When I arrived I was truly happy to be there. I was in the City of Newburgh in an area that boarders with the town.

Truly historical, the City of Newburgh has so many different amazing homes to see. Newburgh is divided into two distinct municipalities, the City … (9 comments)

HUDSON VALLEY NEW YORK ~~ A BEAUTIFUL PLACE TO WORK AND PLAY

The Hudson Valley can undoubtedly compete as one of the most scenic places on earth. Capturing all the beauty it has to offer with my camera has become quite the hobby for me. Simply put, I am never at a loss for what to take photos of. All I need is time and clear skies, but even when it snows the photos can still be beautiful. I am not much of a cold weather person, but the splendor of the snow in the background can be astounding. … (13 comments)

SUNNY AND COLD BUT BUYERS STILL LOOKING FOR HOMES IN NEWBURGH NY - 01/22/12 09:16 AM
Showing Homes ( or land) in the Snow

The sun is shining and time to show potential home buyers from the city just what Newburgh NY is like after a snow storm. It is really beautiful but very cold outside. We will see what they are made of! I always remind the city folk to wear boots. That can always be interesting. Looking at land after the snowfall is always interesting, but I am up to the challenge.

Newburgh NY ~ The Quiet After the Storm - 01/21/12 08:05 PM
Newburgh NY ~~ The First Snowstorm of Winter

Snow is never my favorite topic, but it does interfere in my life so of course the first storm of winter 2012 would be something to chat about. It appears that Mayor Bloomberg of NYC also thought the same way. Not sure why as we only had about 4 inches here in Newburgh, and less in Manhattan.
It would seem the NEWS  had nothing much else to speak of with the exception of the weather and how the snowplows were doing their thing. The press was making this small storm … (5 comments)

Search New Homes ~~ Newburgh NY

Many buyers are out there looking to purchase a new home. The weather this winter has been remarkably dry and snow free. With temperatures above normal for so much of the winter, it has been easy for buyers to get around and look at just what homes are available for sale.
New Construction homes are always a favorite. The inventory of new construction homes that are complete and available is quite limited. These few that are built and not already sold are loaded with options. The value of a new home is amazing.

Newburgh NY: Winter Just Arrived? - 01/17/12 09:41 PM
Newburgh, Was That The First Snow of the Season?
While Newburgh, New York had a major snow storm this past October, it was just that…in October.  It was a snowstorm that graced us a few weeks early for it to actually be considered winter.  Enormous as it was, and with the amount of damage that it caused, the storm was still considered to have happened in autumn.
It is now January 17th and the first few flakes of the winter were falling last night. If you blinked an eye you missed the flakes falling.  With the temperature so low … (6 comments)

Introducing Richard Pasiut of Key Properties of the Hudson Valley - 01/14/12 11:51 PM
Introducing Richard Pasiut, Broker/Owner of Key Properties of the Hudson Valley, to the ActiveRain Community
You could actually say this is a reintroduction to AR for Rich. As an early member, Rich was in the process of opening a new Brokerage and began a bit of blogging back in 2007. At that time, the platform of blogging was so new, Rich was skeptical of what it would do for his business.  Just opening our offices back then on the Hudson River, Rich was a bit too busy doing what he does best: selling Real Estate.

Life on the Hudson River - Newburgh, NY

One of the magical things about the Historic City of Newburgh is that even during a busy day in our hectic modern lives you turn a corner and a beautiful visage is right before you. The sun hits the water every afternoon at just about 3pm and from the west coast and shines on the mountains and the church steeple with beautiful contours.  Even in the winter months we are enchanted by this picturesque setting that reminds us an early spring is just around the corner.

Trust- Does Your Word Matter? Do You Say What You Mean? - 01/10/12 05:03 PM
Do People Trust and Value Your Word?
"I meant what I said and I said what I meant.
     An elephant's faithful 100 percent!”
Dr. Seuss, Horton Hears a Who

Is trust something to revere?
Is your word associated with trust?
Should I really have to ask that question?
It should be something understood and practiced every day. We should honor and respect others and treat them as we would want to be treated in return. From the moment we wake up in the morning until we go to sleep at night we trust that certain things will … (4 comments)

NO Snow is Making Me Happy

With the winter well underway, we have been most fortunate to have temperatures in Newburgh this weekend as well as this past week, that have been above normal. The fact is we have been experiencing some fabulous weather for those of us that are not fond of snow all this winter.
The four seasons all have their special attributes, but winter with the cold and ice is not my favorite. Newburgh, New York usually will have about 40 plus inches of snow in the winter. This winter we not had any so … (8 comments)

Start Your Day Each Morning with a Smile and a Sunrise
When looking for a home in Orange County New York, would you consider purchasing a home on the river? Living on the west coast of the Hudson River has the special advantage of providing you with a fabulous sunrise. What could be more beautiful or picturesque than living close to a body of water?
When I first started real estate the broker I was with would talk at great lengths of the value of land and different homes frequently. Of course, this was a real estate office. He was attempting … (5 comments)

Have We Hit the Bottom of the Housing Market Yet? - 01/05/12 08:44 PM
Quality of Life and When Should You Buy a Home?
Are you in the market for a new home? Or are you looking to sell your home and want the best price? If so, how often do you wonder if the housing market has hit bottom?
Are you watching the stock market hoping for some gains for the year? The housing market affects how the country goes forward from this recession. Pundits talk and talk about what has happened, what could happen, and they attempt at a prediction of what will happen and when. Nobody seems to agree and time keeps … (8 comments)

Renting Your Home Out? Do You Have It Covered?
When renting out your home, you need still need to protect it with an insurance policy. Tenants usually get a policy to protect their own belongings. Did you know that with pets they can have other issues that require more protection? You may find that your current insurance company may not cover you if there is a problem.
While some home insurance policies can change when we rent out to tenants, the part that becomes interesting is when pets are included in the lease. Pets are a big part of family … (4 comments)

IT’S IN THE DETAILS! - 01/02/12 06:58 PM
IT’S IN THE DETAILS! What is it about a brand new home that makes it so special? Why do people love to purchase new homes rather than resales?
Is it the new roof, the new pipes, or the brand new windows?  Well yes, as a new home has no wear and tear on it yet. A major value to a new home is that it does not require major repairs or costly maintenance.  All homes still need attention, as home ownership does not come free after the mortgage and utilities. There are the day to day things in any home that need … (5 comments)

New Construction Homes in Newburgh NY - 01/02/12 09:34 AM
New Construction Homes in Newburgh NY So many resale homes on the market and so few New Construction Homes in this area. Those that we do have though are of some great value. Years ago the homes were very basic, and the finishing touches were additional costs added on after the fact. So you paid a lot of money, and then after you moved in you found out you still needed more just to get settled.
New construction now is very different than say five to seven years ago. The houses are built and finished with so many options that they … (0 comments)
