Frequently Asked Questions: Round 1 - 11/30/09 10:27 AM
I asked this question on my Facebook profile last week:
What FAQ’s do you think first time home buyers have? Here are some of the questions that were asked:
Q:  Is a pest inspection a good idea?
A:  YES!  Absolutely!  Especially if there are any traces or evidence of pests or wood destroying insects.  Bob Jackson of Jackson Pest Management charges a fee of $65 for a pest inspection.  Have you ever seen what termites can do to a home?

GET A PEST INSPECTION!  Money well spent.

Q:  Should I have a home inspection?
A:  ABSOLUTELY 100% YES YES … (2 comments)

Santa Claus is coming to town! WAAAHHH!!!!! - 11/29/09 08:20 AM
Now that Thanksgiving has come and gone it’s time to turn our focus to CHRISTMAS!
Why not pack up the kids, head over to Glenbrook Mall and get your picture taken with SANTA CLAUS??!! It should be fun right?
While I don’t ever remember getting my picture taken with the big guy, I bet these kids will never forget it.

11 months and 100,000 points later... THANK YOU ACTIVE RAIN!! - 11/28/09 05:12 PM
This blog entry will put me over the 100,000 point mark here on Active Rain.  I had this GRAND IDEA in my head that this post needed to be something SPECIAL, something MAGICAL, something that NOBODY WOULD FORGET!!!  I wanted to talk about my journey here on Active Rain but wasn't quite sure how to do it...
I started typing it 4 times already today and each time I stopped after 2 paragraphs because I realized I was trying too hard.  I was going to delete what I had started typing but then I remembered Richard Weisser's post about Recycling your … (31 comments)

Help me! I ate TOO MUCH!!!!!! What a fun Thanksgiving! - 11/26/09 06:49 PM
This Thanksgiving was a FUN ONE!!  This morning I woke up, took the dog for a walk and then lounged around for about 5-6 hours.  Then my mother in law came over and we headed over to my dad and step mom's for some AWESOME turkey!!  I got to see two of my three brothers and both of my sisters, plus their kids.
Incredible food, great company, and a lot of laughs.  Oh, did I mention food?  I think I ate at least two pounds of turkey, then the taters, then the rolls, then more turkey, then some of those crazy … (6 comments)

What I am thankful for. Well, SOME of what I'm thankful for. :) - 11/25/09 05:09 PM
It's Thanksgiving Eve and I can already smell my Dad's turkey and my Step Mom's Deviled Eggs.  Oooh yeah...  Every year they do it up BIG for all of us to come over and have a lot of food and a lot of fun.  I am thankful for all the effort they go through every year to make it a great time for all of us.  It got me thinking about all the things I am thankful for.

Do you think the tax credit extension will keep things busy this Winter? - 11/25/09 09:51 AM
I have only had my license since January of 2009 but my wife Amanda has been licensed for 2 years now.  I remember last year during the winter she was VERY slow.  Of course it had to do with the holidays, but it was also a record breaking winter for FREEZING weather and we had a giant ICE STORM.  I didn't even want to go outside to get the paper so I couldn't imagine Buyers wanting to look at houses in that kind of weather.
We have seen a little bit of a slow down in November, but in the last … (2 comments)

You really expect me to believe that? Really? - 11/24/09 03:30 PM
Here is what the listing agent told me a day after I showed my Buyer his AWESOME listing.
"You and your Buyer had better hurry up and get your offer in, I have somebody else VERY INTERESTED in the property so MOVE QUICK!!"
Really?
Seriously?
This home has been on the market for 345 days, is OVER PRICED by $20,000, has two walls caving in, is in a flood zone, and has a graveyard just beyond the back yard.

(Not the actual house)
You really expect me to believe that?  Really????
Sometimes this game just really makes me smile.  … (6 comments)

My first house warming party with a client. LOVE IT!! - 11/22/09 05:45 PM
I met Ashley at an open house earlier this year.  She wasn't quite ready to buy a home, but she told me she would call me when she was ready.  A few months later she called me and said LET'S GO!  We started the search, looked at 16 houses and then found THE ONE!!  It's a beautiful home that was completely remodeled and it was exactly what her and her family were looking for.
We made the offer, negotiated back and forth, and then BAM!!!!  Accepted offer!  Inspection, CHECK.  Title search, CHECK.  Closing, UM... woops, slight delay.  The listing agent (who … (53 comments)

Movie Review: 2012 - 11/20/09 10:51 AM
Director Roland Emmerich has given us several apocalyptic films in the past in Independance Day and The Day After Tomorrow, and he offers another look at the end of the world in 2012.
The preview for this movie really peaked my interest, not so much for the action, but for the story line.  Well I was very disappointed in BOTH.
While this movie has some of the most incredible special affects I have ever seen, it was so over the top I found myself laughing out loud when I think I was supposed be saying WOW!!
Remember that scene from … (1 comments)

What I LOVE about being a Fort Wayne Realtor. - 11/12/09 07:55 AM
I just read a blog where somebody was venting about what they love and hate about selling real estate.   I don't like to focus on the negative so I decided to write a blog about the things I LOVE about being a Realtor here in Fort Wayne:
I LOVE it when a client finds their DREAM HOME!
I LOVE it when I get that excitement of a new lead.
I LOVE that I can set my own hours.
I LOVE it when a Seller is realistic about the price of their home and doesn't want to list it for $20,000 … (0 comments)

$8000 First Time Home Buyer Tax Credit - Extended, Expanded, and Modified - 11/07/09 06:59 PM
Thanks Donna, GREAT blog!!
Via Donna Harris, REALTOR® & ASP - Hill Country Austin Lakeway Homes (RE/MAX Austin Skyline):
The $8000 First Time Home Buyer Tax Credit has been extended, expanded, and modified. It is no longer just for First Time Home Buyers, but it's also for Move-up Home Buyers. There are many rules you need to know in order to comply with this credit, and yes, it truly is a credit as long as you're in the house for a minimum of three years.  If you sell prior to three years, you will have to pay it back. First Time Home Buyer … (1 comments)

How many different ways do you market your listing? - 11/07/09 06:48 PM
How many different ways do you market your listing?  Here is a list of what we do... would love to hear if I have missed any ideas you may have.
1.  MLS (I know some agents that only do this)
2.  There's the obvious:  SIGNS in the yard and directional signs around the neighborhood.
3.  MLS Email blast that sends the new listing to other agents in town.
4.  One of my favorites:  www.Point2Agent.com.  This awesome site blasts your listing to over 30 sites.

5.  My wordpress blog
6.  My Active Rain Blog
7.  Craigslist (Even though I get more … (8 comments)

Closing gifts! Man this is getting fun!!! - 11/06/09 08:12 AM
I'm in my 10th month of being a Realtor here in Fort Wayne.  When I started doing showings I thought that was the most fun part!  Then I started having closings and thought that was the most fun part!  Then I started getting creative with my closing gifts and I have to tell you...
THAT IS THE MOST FUN!!!!!!!
I started off just getting gift cards for my Buyers.  Then I started taking a picture of them during our final walk through and making post cards with the picture on it and a caption that says "Dave and Emily have moved!"  … (5 comments)
