When we meet a new buyer we have a conversation about the process of buying a new home. A few of the many things we talk about are the timeline, what to expect, prices, and the fact that all communication is Realtor to Realtor. They will never talk to the sellers or the seller's agent. Mark was a referral from a recent client. He had purchased and sold close to 10 homes in his life. He was anything but a first time home buyer. We thought that it might be insulting to have that conversation with him so we didn't. I (6 comments)

I was writing an offer the other day with Bob. As we were going through the purchase agreement we got to the paragraph that describes the property and the permanent improvements that are included in the property. The contract states that all PERMANENT IMPROVEMENTS AND FIXTURES ATTACHED (unless leased or excluded) stay with the property. The contract goes on to name a long list of items that are considered permanent improvements and fixtures. The paragraph ends with AND THE FOLLOWING _______________________. I wrote in REFRIGERATOR, RANGE, MICROWAVE, WASHER AND DRYER TO STAY WITH PROPERTY. Bob looked at me a little puzzled. (2 comments)

THE SNOW IS COMING! THE SNOW IS COMING! The weather forecast for Fort Wayne over the next few days is scary. According to Indiana News Center the snow is supposed to start Monday night through Tuesday morning. Initial accumulations will be 1 to 3 inches. The rest of the day Tuesday will have on and off flurries... then the fun begins! By Tuesday evening, the second round of snow will begin and continue through Wednesday. Amounts with this second round is a little less certain because some sleet and freezing rain may mix in with the snow. If all the precipitation (2 comments)

I love Tony Robbins. I love his energy, his passion for helping people, his positive way of viewing the world, his humor, and his heart. (Not a big fan of the price of his programs though!) I have done my share of "coaching". I have always been that guy that helps push those that want pushed. Whether it's friends, family, or other agents in my office, I am always willing to coach and help those that want it. I got a call a couple of months ago. I showed a couple 5 houses Tuesday and 5 houses Wednesday. On Wednesday we found a very nice home that they decided they wanted. The kitchen was fantastic, the living room and family room were spacious, and the bathrooms were exactly what they wanted. There were a few negatives. The size of the master bedroom was a little smaller than they wanted and the backyard was also smaller than they liked. We decided to think about it for a day and then go see 2 others. I didn't tell the couple this, but I scheduled another showing for the house (7 comments)

I recently had a friend of a friend call me to help him find a new home in Fort Wayne. I had met Harry once before and really enjoyed his company. We chatted on the phone about the process of buying a home and caught up on each other's lives. Harry called a lender and unfortunately was not able to get pre-approved for a loan at this time. The lender told him it would probably be 6 months before he can qualify. Harry was very dissappointed about the news. Even though he won't be able to buy for a while he (3 comments)

Fort Wayne isn't really a BIG CITY, but with approximately 500,000 residents in the greater Fort Wayne area it is closer to a big city than a small town. Today I showed homes in the little town of Warren, Indiana. Just over 500 households and a population of around 1,300. Talk about Small Town USA! I really enjoy showing homes in small towns, especially when they are over 110 years old like today's showings were. It's kind of fun to stop by the listing agent's office and pick up the key and to use manual lock boxes again. Then there (1 comments)

Which comments are more valuable to you and your business? Facebook or Active Rain? The only time I get a lot of comments on Active Rain is when I get featured, otherwise I normally get 7-10. 1211 Stophlet St., Fort Wayne, Indiana. 1211 was a beautiful older home with tons of character. This home featured a lot of natural woodwork and built in shelves. The hardwood floors upstairs were original and the staircase was grand. It was well cared for and move in ready, although the buyer would probably need to do some updating. We listed the home at $33,900. Yes, I said $33,900. Sadly the neighborhood was deteriorating and there were a lot of abandoned homes and many that were condemned. As sad as it was to see the surrounding homes, it was nice to see (4 comments)

Mr. Weather Man says that it is 7 degrees in Fort Wayne this morning. I say that when it's under 20 degrees the details don't matter... IT'S COLD. I will be braving the elements and showing houses this afternoon. I don't like the cold. Never have never will, but I do like showing homes in this kind of weather. Here are a few reasons: It is a great time to check out the furnace. Is it really loud? Is it running constantly? Is it big enough and powerful enough for the size of the home? Insulation and drafts. Got a call from a buyer the other day. He was preapproved and READY TO GO! We chatted for a while and got clear on what he was looking for in a home and how the process worked. I set up the appointment and we met at the house. Then he said what I would have to consider the funniest and oddest thing any buyer has ever said to me. "I have decided that I want to use multiple REALTORS. I know that you said that you can help me with any home out there, but I am looking for homes (99 comments)

Pre approval is done and the hunt begins... the excitement is in the air and my first time buyers are anxious to find their dream home! House 1: Nice layout, decent yard, but the kitchen wasn't quite big enough. House 2: Awesome kitchen with beautiful oak cabinets and granite countertops! Too bad the bedrooms are just a little too small. House 3: This house was different than the rest. It was a split level home that the buyers were curious about, so we walked through it. Nope. My wife and I went to a listing appointment today. This house has been listed with 2 other Realtors in 2010 and didn't sell. It was easy to see why when we walked in. Actually, we saw issues as soon as we pulled up. In front of the garage was a dog pen with leaves in it, along with some trash and a few out door folding chairs on the ground. THEN we went inside to find the following: Clutter. Clutter. Clutter. The pantry door in the kitchen was missing and we could see all the different cereals the sellers (7 comments)

I was chatting with a struggling agent the other day. She told me that she was thinking about getting out of the business because her sales were down and she was having a hard time finding the motivation to keep going. She asked "what motivates you?" I immediately thought "oh yeah, this is going to be a great blog!!" Some things that motivate me: 1. I like to eat. If I don't sell, I don't eat. This is all I do. 2. Helping people. I have been working with "Susan" for a few months now. We finally found a home she fell in love with and we were getting our ducks in a row to an offer. She was pre approved back in November with the NOT BIG BANK LENDER we use most often, but the listing we wanted to write on was a foreclosure owned by a BIG BANK. In the listing description the agent said that all offers were to be accompanied with a pre approval from BIG BANK. I did a double take. I had never run into this situation before. My (1 comments)
