Buying a Fort Wayne home that needs repairs has been a catch 22 situation in the past.  Banks won't lend money on a house that needs repairs, but the repairs can't be dont until the home has been purchased.  Then along came the FHA 203 (k) loan.
This type of loan requires that you are credit worthy and put down 3.5% of the purchase price, but you can roll the repair costs of the property in to the loan.

It Never Looks The Same The Second Time Around... - 05/02/11 08:26 AM

I (Jared) showed a couple some houses in Fort Wayne on Tuesday and Wednesday.  On Wednesday we found a very nice home that they decided they wanted.  The kitchen was fantastic, the living room and family room were spacious, and the bathrooms were just right!
There were a few negatives.  The size of the master bedroom was a little smaller than they wanted and the backyard was also smaller than they liked.  We decided to think about it for a day and then go see two others.
