A fellow Realtor in Fort Wayne told me I am crazy for driving buyers around with me while looking at homes, especially if it's the first time I have met them.  
He might be right.  (Knocking on wood) So far none of my clients have been carrying an ax when I picked them up.

I got a call last month from a buyer that wanted to see twenty houses in Fort Wayne... 
IN ONE DAY!! 
Wash she currently living in Hawaii and flying in for one day?
Does she have a crazy busy schedule and only have one day off this month?
Does she have to find the house right now because her lease was up or because she was living in a van down by the river?

I love it when I meet a new client and they feel like they already know me.  
 
Yesterday I met Brian for a listing appointment.  We had only communicated through email up to that point.  As soon as I open the door he smiles and says "Hey Jared!  I read your blog.  You are definitely the guy I want to work with."  
 
How cool is that??

10.  The window.  My buyers were very excited to see this particular house.  When we got there the lock box was missing.  I called the listing agent and she said that she thinks the back window might not lock and that if we wanted we could try to get in that way.  Well duh, of course we crawled in the window!  While the neighbors laughed at us I hoisted Corey up, he got in, and we saw the house.

Well, it has taken us 2 1/2 years but we finally made it to the 250,000 mark!  
When we started this blog we had dreams of hitting 500,000 points in our first year.  Well, that didn't quite happen.  Imagine how much blogging you would have to do to make that dream a reality?  Has anybody done it in that amount of time?  Anyway...

Home inspections are a great asset and important tool for buyers.  Having said that, not all inspectors are created equal.  The role of an inspector is to find problems with the home.  I think it is important that the buyer understands this upfront.  Every home is going to have some type of issue. This sounds obvious but I think it's part of the problem.  Most buyers don't know what to focus on and end up thinking a small issue is a huge problem that the seller MUST fix.  The inspector should be able to educate the buyer as well … (10 comments)
