First impressions are everything.  
I was out showing some really nice homes yesterday.  I showed one in Bittersweet Dells, a few in Bridgewater, and then this beauty
The listing agent called me before the showing and told me that the carpet in the living room was going to be replaced.  She also encouraged me to tell my buyers to look past the damaged carpet during the showing.

First off, I want to say that I truly respect what you folks do for a living.  I couldn't do it.  
Second, I work very hard to generate buyer leads.  I spend countless hours blogging, working Facebook and Twitter, on the phone, and talking with my SOI.

A few weeks ago Amanda and I went to meet some sellers in Fort Wayne to discuss listing and selling their home.  After we got the grand tour, we sat down at the dining room table to discuss the home selling process and what they should expect.  
After a half hour of discussion, it was time to talk price.

I just read a blog over on Trulia where a Realtor was excited to start door knocking for business again.  He said he hadn't done it in over five years, but was anxious to get out there and get to work!  
I cringed.

I was having a very interesting conversation yesterday with an agent that has been selling real estate for a lot longer than I have.
She was telling me about the good ole days.  You know, the days when:
You would list a house in the morning and have a SOLD sign on it by that afternoon after multiple offers. 
Anybody with a pulse could get a mortgage.
Appraisals weren't an issue. 
The phones in the office were always ringing off the hook with more and more buyers.  
Sellers could pay for the buyer's down payment!

Last week I went to our company Christmas party.  I'm not a huge fan of these gatherings, but my Broker told me there would be beer and bacon, so I went.  
The food was fantastic! 
After listening to some "Holy crap I am such an awesome Realtor" stories from a few in the "Loud" group, we all wandered into the living room for some Christmas games (and another beer).

Amanda and I work with both buyers and sellers in the Fort Wayne area.  
Most of our buyers are ready and raring to go.  They have the down payment, they have done all of their homework, they are pre-approved and motivated to buy right now.  
Some of them aren't.  
Some of those that aren't ready to buy do have the down payment money saved up, they know they can afford to buy, they know that interest rates are low, inventory is up, and home prices are down...  
They just aren't quite ready.

Wow.  What a year!  
Amanda and I are incredibly thankful for the year we have had selling real estate in Fort Wayne.  We have been running non stop since around March and have barely taken the time to breathe.  
Historically the holidays have been a little slow for us, but not this year.  Our November has been jam packed with happy clients and closings, and December is going to be full of them too!  
That said...  it is time to slow down for a few days and stuff ourselves with turkey.

Last year we made an appearance on a local Fort Wayne television show called "The Reality of Real Estate."  It was just like House Hunters or countless other shows on HGTV.  The plot was simple:  We take the buyer from pre-approval to showings to closing and they film the entire process.  
We narrowed it down to the buyer's top three homes and the filming began.  
The first house was super nice and the buyer and I (Jared) had nothing but great things to say about it.  The second house wasn't quite as nice...
