I (Jared) can remember this day like it was yesterday. I was working with a local Fort Wayne real estate investor looking for fixer uppers that he could flip. We would schedule two or three afternoons a week and go see 8-10 of them and throw out a few offers.
Most of the investment homes we were looking for were in the $20,000 - $50,000 price range, and most of them were foreclosures. I could probably write a book about some of the crap we saw out there.

10. The window. My buyers were very excited to see this particular house. When we got there the lock box was missing. I called the listing agent and she said that she thinks the back window might not lock and that if we wanted we could try to get in that way. Well duh, of course we crawled in the window! I had a great weekend, worked a lot, accomplished a lot, and even got to take a break and see a good movie (see my movie review of Gran Torino in my previous post). I felt good, was on fire and felt like I was on top of the world!!!
Then Monday morning came. I woke up at 7:30, came downstairs and poured myself some Frosted Flakes (THEIR GRRREAT!!), said hello to my pet bunny Thumper, then came out to my office to check my emails.

The temperature today in Fort Wayne, IN is going to be 31 degrees AND SUNNY! I am so excited! It's still only 18 as I type this at 8:40 in the morning, but 31 degrees! I might wear shorts to my 11:00 showing, I'm sure my pasty white legs would blend right in with the snow.
