I was having a very interesting conversation yesterday with an agent that has been selling real estate for a lot longer than I have. She was telling me about the good ole days. You know, the days when: You would list a house in the morning and have a SOLD sign on it by that afternoon after multiple offers. Anybody with a pulse could get a mortgage. Appraisals weren't an issue. The phones in the office were always ringing off the hook with more and more buyers. Sellers could pay for the buyer's down payment!
This 13 year old home features 4 bedroom, 2.5 bathrooms, 2,113 square feet, a full finished basement, a large and private backyard, and a very spacious and open kitchen/living room area. YOU'RE FIRED! I heard these words the other day and I couldn't have been happier. Here's the story... "Matt" called me a few weeks ago. He said that he was tired of renting and was finally ready to buy. I sent him to a lender and we were on our way. Matt was in his early 20s and needed his parent's approval. Amanda and I work with both buyers and sellers in the Fort Wayne area. Most of our buyers are ready and raring to go. They have the down payment, they have done all of their homework, they are pre-approved and motivated to buy right now. Some of them aren't. Some of those that aren't ready to buy do have the down payment money saved up, they know they can afford to buy, they know that interest rates are low, inventory is up, and home prices are down... Open houses don't sell houses. They don't generate quality buyers very often either. My opinion. Looking at houses is fun. Most of the time. Looking at bank owned properties with no heat in the middle of winter isn't fun, but I'll still do it. 2012 will be our third year as Realtors. Wow. Time sure does fly! I think I have 25% more grey hair now then when we started. I had a kid call me a few weeks ago and inform me that he wanted me to "audition" to be his Realtor (along with three other Realtors). Wow. What a year! Amanda and I are incredibly thankful for the year we have had selling real estate in Fort Wayne. We have been running non stop since around March and have barely taken the time to breathe. Historically the holidays have been a little slow for us, but not this year. Our November has been jam packed with happy clients and closings, and December is going to be full of them too! That said... it is time to slow down for a few days and stuff ourselves with turkey. As full time Realtors® in Fort Wayne we work a lot of evenings and almost every weekend. We realize that most folks with "regular" jobs can only see homes at these times so we try to stay flexible. One of our buyers called us a few weeks ago and asked if we could go see a few homes that night starting at 6:30. She was pretty shocked when we told her no. Since the time change it starts to get dark here in Fort Wayne around (GASP) 5:30 pm or so. If we were looking at homes at 6:30 pm (11 comments)

After looking at homes for sale in Fort Wayne for a few weeks our clients have it narrowed down and are ready to make an offer. After running a CMA we see that the home is priced very well and has only been on the market for seven days. The other agent informed us that they have had four showings and will be receiving an offer or two that evening. We inform our client of the news, show them our CMA, and let them know that if they want this home that we need to be aggressive on our offer. (4 comments)

Last year we made an appearance on a local Fort Wayne television show called "The Reality of Real Estate." It was just like House Hunters or countless other shows on HGTV. The plot was simple: We take the buyer from pre-approval to showings to closing and they film the entire process. We narrowed it down to the buyer's top three homes and the filming began. Grumpy Gus comes to every sales meeting, grabs his plate of goodies, then he sits in the corner and complains about the economy and the terrible real estate market. He makes fun of me for "playing around" on Facebook and my blog. He tells me to get out and pound the pavement, knock on doors, and call FSBOs (even though he doesn't do any of those things anymore). When he does get something under contract, he whines and complains about how hard it is for his buyers to get financed and often says that he will be surprised (50 comments)

I started showing Jack and Jill homes last fall. I showed them a few homes in Southwest Fort Wayne but nothing quite fit. We took a little break over the holidays and then started looking again in early 2011. THEN WE FOUND IT!!!! It was an A frame home on a few acres and they fell in love with it. We wrote the offer in January and then we waited... And waited... And frickin waited... We finally got the home under contract at the end of March.
