I was having a very interesting conversation yesterday with an agent that has been selling real estate for a lot longer than I have.
She was telling me about the good ole days. You know, the days when:
You would list a house in the morning and have a SOLD sign on it by that afternoon after multiple offers.
Anybody with a pulse could get a mortgage.
Appraisals weren't an issue.
The phones in the office were always ringing off the hook with more and more buyers.
Sellers could pay for the buyer's down payment!

Ashlee and Ronnie. These two first time home buyers were a lot of fun to work with, even though we had our struggles. We had an offer accepted on what they thought was their dream home. It turned out to be a nightmare during the inspection. They were heartbroken!

Ashley and family. They were so much fun to work with and SO excited when they finally got to move in. I'll never forget the moment we walked into their home for the first time. They knew it was the perfect home for them.
As much as I enjoyed working with them... Ashley's son always gave me a hard time for being a Cubs fan. I saw them at the grocery store a few weeks ago and he walked right up to me, gave me a high five, and then told me the Cubs still suck. … (18 comments)

I have been selling real estate in Fort Wayne for two years. I learned a LOT in my first year, but I feel like I have learned 10 times as much in my second. Some of those learning experiences have helped me to come up with a lot of resolutions for 2011. Here are a few.
1. Trust my gut MORE. If a buyer is not willing to talk to a lender before I show them a house... cut em loose! No showings unless you are pre approved!
