We've been so busy with short sales and stopping foreclosure we forgot to share our successes in November, December and January 2010! Here's the homes, and the banks that we closed in just these three months! For those out there working with short sales, just keep your head up, you have to wait it out a few months and your "pipeline" is longer but the reward is great. According to TwitterLocal.net, Atlanta, GA ranks as the 13th most active area for Tweets. If you aren't using Twitter then there's probably a good reason. If you are like me you thought it was a mindless update on what someone is doing at a given time, but it's actually a live world with endless research opportunities and a great way to stay in touch. What baffles me (more on using twitter later) is that it would seem that the West Coast should be all over this and based on just the relationships I have here locally that no is using Twitter.

Almost as if on cue, our MLS sent out an e-mail blast alerting us to the following: This happened over the last weekend in DeKalb County. "I wanted to let you know that twice in two days two people have come by and lied, to get into the house. There was a man yesterday who did all the talking and a woman who did none. I was in the front yard and they approached trying to engage me in conversation by indicating he knew you, (the listing agent). He asked to go in the house. I asked if he was a REALTOR

As I was driving to my appointment this morning I heard a radio ad from the Atlanta Journal, Metro Atlanta's most read newspaper, about their home classified section. I had just attended a presentation that told me that AJC's numbers were dropping in terms of readership and that their website was picking up, but was still not a destination. I'm sure this new ad campaign is designed to generate more traffic, and more advertisers. If you turn on the news today and listen to latest on the housing crisis you'll find that in March, Georgia will add another 7300 or so foreclosure/REO properties in the next 90 days. Our Metro Atlanta MLS system compiles the data and is off by one month, but the numbers are striking. Atlanta Real Estate is actually still producing appreciation and is only in a "slump" relative to it's own statistical data. This happens about twice a month, a potential client calls and says, "I'm coming to Atlanta for a few days and would like to look at some homes." When asked about their move time or "is this a recon trip or do you need to find a home?" Some say, "Oh, I'm scouting out the areas, I need to see some homes."
