According to safewise's FBI reports there's several great suburban communities that are consider very safe.  If you're relocating to Atlanta then chances are safety is a huge concern.   I don't think anyone wants to live in an unsafe community.

Where's The Homes For Sale In Atlanta?
You might not have noticed this if you've already narrowed your search to a city or suburb.  However, if you're still looking at Atlanta Homes for sale, then you might be a bit frustrated.  The picture on the left shows every home with at least 3 bedrooms and 2 bathrooms listed for sale priced at under $100,000 (Do the same Atlanta Search we did).  We did eliminate about 90 Atlanta short sales that were obviously being mis-represented (no photo, poor pricing, poor descriptions).

If you're shopping for an Atlanta Home For Sale, then you've likely noticed that their are other people looking at the same homes for sale that you are looking for.  It's not just Atlanta, or the common favorites of Alpharetta Homes or Lawrenceville homes, but high end properties like Sugarloaf Country Club are experiencing major uptick in interest and overall traffic.
With the market being between 50% to 80% distressed ( either a short sale or foreclosure which both are taking over 45 days to close) - meaning we won't know if these buyers are legitimate until later in the time period … (1 comments)

Our Metro Atlanta MLS system compiles the data and is off by one month, but the numbers are striking.  Atlanta Real Estate is actually still producing appreciation and is only in a "slump" relative to it's own statistical data.
September ended what may be the worst year-to-year quarterly (July-September) percentage change in single family units closed that will ever be reported.
There were 4,017 homes for sale that closed for all single family in September. This is a 39.6% decline from September 2006.

As I'm putting together numbers for my relaunch of my newsletter and market reports I became quickly aware of the upcoming trends. 
The market in Atlanta has always been a buyer's market, it's just more of one now than before (in the past 10 years).  This is inclusive to all metro Atlanta counties, such as Gwinnett, Cobb, Fulton, Dekalb, Clayton, Henry and more.  However, as the economy swings back around for the better so will home sales.  I've noticed an increased rush late this summer as have many other agents.
