While the inventory for foreclosures / REO properties increases (there are 214 available today in Lawrenceville), there is a great new trend occurring, that make me believe we'll be coming out of the Atlanta version of the housing "crisis." Who says, Walmart doesn't care. In an effort to minimize their impact on the environment, Walmart has converted thousands of sinks and toilets in the 109 Walmart and Sam's Club Stores to save water.
In an article in the Gwinnett Daily, Michael Mills, the regional director of Coporate Affairs for Walmart said he expected the changes will amount to a 17 to 20 percent reduction in water usage... or rather 53 MILLION gallons annually.
"We wanted to minimize our impact on the drought of Georgia." Mills said. "Hopefully, we'll set an example for other businesses."

In this changing Real Estate market there are time when backups are common and times when they are not. Still the fact remains that as a home buyer for real estate, it's rarely a good position to be in as a backup.
Now that the mortgage restrictions are heavier and ever changing, the number of contracts that fall through is more indictive of an inexperienced agent. What I mean by that, is that inexperienced agents will be more likely to let their clients make offers on a property than an experienced one.

As competition increases online for the potential buyer's attention it also increases the number of situations that warrant some tough questions.
I had a client the other day ask me if another agent e-mailed her a listing, did that mean she would have to use the agent. While states differ on Agency and procurring cause, I can answer that one with a simple no, especially if that's all the agent was doing.
I e-mail listings to people in a 10,000 person database. If I was due a commission for every person in there, I would have retired a long time ago.

It's been a long time coming in an area with over 45,000 people in a small 5 mile radius you'd think we'd get our Chick-fil-a Resturaunt sooner than this.

In our current market place things are a little strange, but one practice that's been around for years that always baffles me, is the practice of the appraiser getting the contract. I'm all for getting a deal done, but when we all are clammoring for accurate appraisals, why on earth would you taint the results by giving up the contract.
I've certainly heard the side of the argument that the appraiser needs to know the ballpark to see if it's a waste of time or if he needs to "stretch" it. That admission alone makes me wonder about the money our … (7 comments)
