This happened over the last weekend in DeKalb County.
"I wanted to let you know that twice in two days two people have come by and lied, to get into the house. There was a man yesterday who did all the talking and a woman who did none. I was in the front yard and they approached trying to engage me in conversation by indicating he knew you, (the listing agent). He asked to go in the house. homes for sale: Blogging Turns Into A Spot In A Newspaper Article | Atlanta Journal Constitution Feature My Buyer's - 12/03/07 03:50 AM
I got a call during Turkey week from George Chidi doing an article about the market for the Atlanta Journal Consitution.  He went down a list at Active Rain and I was one of the few agents who had buyers actually buying.
He went on to feature a choice couple, Grant & Jenny Shaw.  A great first time home buying couple.   Originally, he said it was just a piece about the market, but it's skewed to make it look like Gwinnett is in a slump.  It may very well be slower, but you can still sell your home for top dollar, … (3 comments)

homes for sale: Trilogy Park Homes For Sale and Real Estate Market Conditions in Hoschton, GA - 11/19/07 07:39 AM
Trilogy Park is an oustanding alternative to Sterling on the Lake and Hamilton Mill.  The same builders, less amenities, but the same schools and not the monster neighborhood at under 500 homes.
Currently, there are 36 homes for sale in this Trilogy Park with an average price of $364K. However, that's only half the story, as the price range is from $299K, to the low $400's.
October saw two closings in Trilogy Park of the same average price, of $364K.  Sellers are not giving up a whole lot and the builder is still holding firm on their prices to protect the home owners. With … (0 comments)

homes for sale: Gwinnett County Real Estate and Homes For Sale Market Report: October 2007 - 10/23/07 07:14 AM

Last month I told you that the top 10% were selling and that it was the first time that Metro Atlantans went from keeping 97% of their asking price to 95% - showing an actual 2% depreciation.   This month the news is not any better.
With 9,849 Active Properties and only 249 closings last month, you'd had to be in the top 2% to sell.   The average days on market has finally squeaked over the 3 month mark as well.  So if you aren't in that top 2%, you'll be sitting for quite some time indeed.
The good news is that … (0 comments)

homes for sale: Divide & Conquer - Hamilton Mill Faces Off Against School Board - Redistricting - 10/23/07 06:47 AM
Duncan Creek and the Mill Creek Cluster have quickly come on the scene as one of the "go-to" schools.  Mentioned along the same breaths as Brookwood, Parkview and Peachtree Ridge, the Mill Creek Cluster is one of the top schools.
Ask anyone in Hamilton Mill and they'll tell you why the schools are so good... because they built them.  Not with their actual labor but donations, time and parental involvement.  Some would say that the schools should be named after the neighborhood.
Well, now Gwinnett County, known for great schools in spite of the board,  wants to split up a good thing.  … (0 comments)

homes for sale: Sending Listings Does Not Procure the Cause - Who's Due the Commission With Multiple Online Agents - 10/09/07 06:03 AM
As competition increases online for the potential buyer's attention it also increases the number of situations that warrant some tough questions.
I had a client the other day ask me if another agent e-mailed her a listing, did that mean she would have to use the agent.  While states differ on Agency and procurring cause, I can answer that one with a simple no, especially if that's all the agent was doing.
I e-mail listings to people in a 10,000 person database.  If I was due a commission for every person in there, I would have retired a long time ago.

homes for sale: Want To Sell Your Atlanta Home? Think Like A Bank! Atlanta Business Chronicle Says 1 in 5 Homes Sold Are Bank Owned - 10/05/07 02:07 AM
October 5th, 2007
Atlanta Business Chronicle announced today that 1 in 5 homes for sale in Atlanta that are sold are Bank owned.  What's the sudden increase of solds from Bank owned properties?  The banks are getting agressive.
To understand the agressive nature of what the Atlanta Business Chronicle means you have to understand the economics of a sale.
Value is when condition and price meet.  Right now, in the Atlanta Real Estate Market, the top 10% of homes are selling.  If 20% of those homes are bank owned, then what must a seller do to compete.
Up until recently bank owned … (4 comments)

homes for sale: 5 Top Places and Worst Places to Live in Georgia - Relocation Perspective - 10/03/07 10:15 PM
I was asked, "What Are The Top Places and Worst Places to Live in Georgia" the other day and I had to answer but spread out the cities. With so many people coming from Florida, New York, Texas and California I thought I'd give a few options.  It wouldn't be a good answer if I just picked cities from Gwinnett County, so here's the answer I gave from the perspective of a real estate agent selling homes in these areas.
METRO ATLANTA - includes 13 counties
Alpharetta - The high appreciation, parks, schools and shopping make this the most sought after location … (1 comments)
