I've been working internet leads for over 7 Years. I can remember starting with HomeGain when sitting in front of computer was about all it took to talk to a live body. Who can forget Advance Access? Their templates are still the same! Whatever works for you, I guess. A few months back there was a particular agent that came out and said that the "back to basics" message was dead. The "List to Last" mantra was tired. The Millionaire Real Estate Agent Model, Leads, Listings and Leverage... old hat. I wonder what that agent is doing now? Probably doing well

I've been specializing in Internet Leads for 6 years now. I've generated a lot of them myself but I've also tried every company under the sun. From Homegain and Househunt to RECR. Some good and some bad. Internet leads tend to have one thing in common that just perplexes me. No matter how much time I spend on the phone and through e-mail, the rapport or the bond was just never strong enough. To put it in other words, the gap was sometime to wide. I'm not really sure why. I just got this new newspaper in my mailbox called Agent Direct News, in it there was an article about the 12 Trends for 2008. While I don't agree completely with the article there are several key points worth mentioning here. Down Payments Are Back! - I'm not sure about my readers, particularly other agents, but I'm in the business for the long haul and my strategy requires repeat clients. Tell me I'm not the only one who gets these calls. It seems to happen at least once a week. It's a bit funny and actually pretty sad. In some case, it's no big deal but it really sheds some light on my conversion rate which is a very serious thing.
