Hamilton Mill Market is On Fire! 
I'm sure every other real estate agent is talking about this but I wanted to look at the numbers.  Let's take a look at Hamilton Mill Homes, located in Dacula. 
At the peak of the market 2007 or so, there were a total of 116 homes sold that year.  Hamilton Mill has over 1000 homes, so this is a good turnover for this neighborhood.

Where's The Homes For Sale In Atlanta?
You might not have noticed this if you've already narrowed your search to a city or suburb.  However, if you're still looking at Atlanta Homes for sale, then you might be a bit frustrated.  The picture on the left shows every home with at least 3 bedrooms and 2 bathrooms listed for sale priced at under $100,000 (Do the same Atlanta Search we did).  We did eliminate about 90 Atlanta short sales that were obviously being mis-represented (no photo, poor pricing, poor descriptions).

Trilogy Park homes for sale located in Hoschton, GA are on the rise, but the news is good and bad.
Here's the numbers:
17 Homes For Sale - Average Sales Price $318K 6 Homes Are Pending/ Under Contract - Average List Price - $273K ALL UNDER CONTRACT/ PENDING HOMES ARE RESALES! If you're in Real Estate at all, then you know that the Residential market has nearly bottomed.  Don't get me wrong, it'll be there for a few years.  Short Sales and foreclosures are here to stay.  If you are in Gwinnett County then you know there's been a fun ride of highs and lows in every neighborhood.
Commercial Real Estate is expected to see the same roller coaster, but even more intense in the next few quarters.

market conditions: Listing At Appraisal Value - Good Idea In Gwinnett County? - 05/29/08 06:17 AM
As Realtors "we" can list your home for whatever "we" want. Why else are there so many homes on the market? Most of them were priced incorrectly. So in order to say "I can only price it at appraisal", first, I have to have a valid appraisal. An appraisal from a tax assessor, refinance or even sometime during a purchase is not a valid appraisal. Those appraisals do not take into account current market conditions and only evaluate the past solds. market conditions: SOLD In 90 Days or Less In Gwinnett: FACT OR FICTION? - 05/07/08 07:29 AM
It's true, the latest absorption report for Gwinnett County places the average home for sale as SOLD in just about 83 days or so. 
The two toughest sectors of homes to sell are surprisingly the $120 to $140K range of homes for sale and the $200 to $300K homes.  This data reinforces my claim that previous first time home buyers are stuck renting (as they had no business buying homes a few years ago) and that the relocation buyers are still stuck in their state trying to move their home (most common buyer of the $200K to $300K range).

As long as I have been in Atlanta Real Estate, it's always been a buyer's market.  Sure there were some streets and some neighborhoods that had a certain essence that people clamored for, but overall, as a buyer you could always expect concessions of some sort.
If you're a big fan of the media, you might want to click away right now, because I hate to break it to folks, but this is one of the best years ever for Real Estate.

ATLANTA REAL ESTATEIn the City of Atlanta, there are currently 7,048 Single Family Homes on the market with an average price of $488K.  It's no wonder our markets are they way they are as the average price of a home that has sold this year was only $395K.  This year 6,466 homes sold with an average market time of 77 Days.

Hoschton is easily Gwinnett's best kept secret (Sorry, Grayson, you are no longer a secret).  With great schools, high values, convenience and a rural feel, Hoschton has a lot of the best of what Georgia offers.  Hoschton, has 405 homes for sale currently with an average price of $408k.  This only tells half the story as many of these are new construction homes for sale.
In October, there were 9 homes for sale that sold in Hoschton, GA.  With an average time of 98 days on the market the average price for a home in Hoschton that sold was $416K with … (0 comments)

market conditions: Suwanee Homes For Sale and Real Estate Market Conditions - 11/20/07 05:46 AM
Suwanee is certainly living up to it's most desirable place to live title.  Suwanee currently has 882 homes for sale with an average price of $500,603.  This might as well be the median price as there are homes for sale in Suwanee, GA as low as $65K and as high as $7.99 Million!
In October, Suwanee had 73 Single Family Homes For Sale Close at an average price of $318K.  Sellers are giving an almost 10% discount on average and spending only 88 days on market, which is normal for the Atlanta metro area.

market conditions: Buford Homes For Sale and Real Estate Market Conditions - 11/20/07 05:28 AM
Buford, home to the Mall of Georgia, the largest mall in the SouthEast.  Buford currently has 980 homes for sale with a very wide range of opportunities.  The average price of a home for sale in Buford, GA is $372K.  However, Buford offers luxury homes for sale in the form of estate homes at $2.9 Million all the way down to the low $100's.  Approxiamately 30% of these 980 homes for sale are new construction. 
As a result, we see 62 Homes For Sale in Buford, GA closing in October with an average price of $269 with an average discount of almost 10%! These … (0 comments)

Hamilton Mill, perhaps one of the neighborhoods hardest hit by the real estate market has more homes for sale than a small city.  Hamilton Mill is a small city, with 45,000 people living in a 5 mile radius, it makes for an interesting area.  An area that's also up in arms about the recent school redistricting plans.
Currently there are 119 Hamilton Mill homes for sale in Dacula.  With an average price of  $430,582 Hamilton Mill offers a wide range of property. Homes for sale start at the low $200's and go up to as high as $960K.   The average home for sale has five bedrooms and four … (1 comments)

Trilogy Park is an oustanding alternative to Sterling on the Lake and Hamilton Mill.  The same builders, less amenities, but the same schools and not the monster neighborhood at under 500 homes.
Currently, there are 36 homes for sale in this Trilogy Park with an average price of $364K. However, that's only half the story, as the price range is from $299K, to the low $400's. 
October saw two closings in Trilogy Park of the same average price, of $364K.  Sellers are not giving up a whole lot and the builder is still holding firm on their prices to protect the home owners. With … (0 comments)

market conditions: Duluth Homes For Sale & Real Estate Market Conditions - 11/19/07 04:23 AM
Duluth is quickly becoming the "Marietta" of the East side of Metro Atlanta, only with better schools and more affordable options and newer homes.   So maybe they aren't alike all that much.  However, with an average price of a home for sale in Duluth being $610,435 it's no wonder I might draw comparisons to the two cities.   It's also no wonder, that Duluth, being surrounded by other cities in Gwinnett with access to the same schools and even more affordable housing, has 941 homes for sale.

As Winter marches toward us it's easy to make comparisons to Georgia's weather and Real Estate.
Much like the past few weeks with fluxuations in temperature from almost freezing to weather hot enough for shorts, the Dacula Real Estate market has been equally hot and cold.  With a flurry of activity that dies out as quickly as the fall colors come and go, the Real Estate market has been a interesting one this year.

market conditions: Gwinnett County Real Estate and Homes For Sale Market Report: October 2007 - 10/23/07 02:14 PM

Last month I told you that the top 10% were selling and that it was the first time that Metro Atlantans went from keeping 97% of their asking price to 95% - showing an actual 2% depreciation.   This month the news is not any better.
With 9,849 Active Properties and only 249 closings last month, you'd had to be in the top 2% to sell.   The average days on market has finally squeaked over the 3 month mark as well.  So if you aren't in that top 2%, you'll be sitting for quite some time indeed.

I'm a bit behind due to the increased activity this past month, which is a good thing. It's hard to predict what is going on in the market. Buyers are being unusually cautious and sellers are still not understanding that they need to be one of the best homes in a whole district or even zip code in order to get sold. What is a bit unerving is that the Atlanta market has not taken a SHARP downturn. We've only recently droppped 2% which is a far cry from our national counterparts. Gwinnett County is known for Schools, Parks and Malls, so it will likely be a steady area for growth for some time.
Currently there are over 10,100 Homes for sale in Gwinnett County with an average price of $314K.  These homes feature four bedrooms, three and one half baths and are roughly 2200 to 3000 Square Feet.  Many of these homes are new construction
