Buford, home to the Mall of Georgia, the largest mall in the SouthEast.  Buford currently has 980 homes for sale with a very wide range of opportunities.  The average price of a home for sale in Buford, GA is $372K.  However, Buford offers luxury homes for sale in the form of estate homes at $2.9 Million all the way down to the low $100's.  Approxiamately 30% of these 980 homes for sale are new construction.

My buyer just bought this great ranch on a basement in Sugar Hill, GA.  I know it doesn't look great from the photo and maybe that had something to do with how desperate the seller's must have been.  Who will really ever know?
My buyer was able to save $9,500 total off of this immaculate home through the Jarvis Team's expert negotiation ability. Not included in that figure is that the seller was also able to receive, an almost new refrigerator (uncommon in Georgia) and a nice area rug. That's over 5% savings, well over what my commission was on this home.

As Winter marches toward us it's easy to make comparisons to Georgia's weather and Real Estate.
Much like the past few weeks with fluxuations in temperature from almost freezing to weather hot enough for shorts, the Dacula Real Estate market has been equally hot and cold.  With a flurry of activity that dies out as quickly as the fall colors come and go, the Real Estate market has been a interesting one this year.

mls: Sending Listings Does Not Procure the Cause - Who's Due the Commission With Multiple Online Agents - 10/09/07 01:03 PM
As competition increases online for the potential buyer's attention it also increases the number of situations that warrant some tough questions.
I had a client the other day ask me if another agent e-mailed her a listing, did that mean she would have to use the agent.  While states differ on Agency and procurring cause, I can answer that one with a simple no, especially if that's all the agent was doing.
I e-mail listings to people in a 10,000 person database.  If I was due a commission for every person in there, I would have retired a long time ago.

mls: List Your House For Free! That's Right. No, You aren't seeing things. - 06/21/07 04:58 AM
I recently had a potential client e-mail me and tell me her home was on the market.  She was very proud to have her home "listed" and was wondering if I could assist her with finding a buyer and a home.   Usually, I play along with these e-mails.  If the potential client is with a discount broker (no offense to those who discount) then 9 times out of 10 I will end up with the client because the home fails to sell.  I'm clear on ethics here because the client pursue me and I do not offer advice while they are under … (17 comments)
