new construction: Coles Pond - Hoschton, GA Custom Gated Community - Luxury Living Without The Strings - 06/03/08 10:48 AM
Coles Pond, located in Hoshcton, GA, is a 77 Estate home gated community. With lot sizes up to 3 acres, this community offers all the luxury trappings of living in a Chateau Elan-esque community without all the strings that come attached. For instance, although there is an active HOA there is no hardline person measuring your grass height. Oh and if you ever decided to sell your home in Coles Pond, your agent could represent you easily by putting a sign up (not the case in Chateau Elan). Although not the best selling community in Hoschton or Atlanta for that matter,

new construction: Trilogy Park Homes For Sale and Real Estate Market Conditions in Hoschton, GA - 11/19/07 03:39 PM
Trilogy Park is an oustanding alternative to Sterling on the Lake and Hamilton Mill. The same builders, less amenities, but the same schools and not the monster neighborhood at under 500 homes. Currently, there are 36 homes for sale in this Trilogy Park with an average price of $364K. However, that's only half the story, as the price range is from $299K, to the low $400's. October saw two closings in Trilogy Park of the same average price, of $364K. Sellers are not giving up a whole lot and the builder is still holding firm on their prices to protect the home owners. new construction: Builders & Agents - Foe to Friend? Atlanta New Home Market Changes - 10/01/07 02:11 PM
Toward the height of the supposed real estate boom there were builders out there advertising not to bring in an Agent. "BONUS TO BUYER** Buyer's without agents" Some builders even went so far as to create lengthy agency contracts for how a Realtor would get paid. Most of which required the Realtor go stick their heads in the dirt while their client was hi-jacked by the builder's staff. What's puzzling, is how these builders do business. Some have employees, some have agents that have gone through special training to be effective but hold their license with a builder affiliate. While others have new

new construction: Gwinnett County Real Estate Market Update - August 2007 - 08/15/07 04:56 AM
August 15, 2007 Gwinnett County Real Estate has always been the tortoise in the great real estate race. Never too slow, but never fast either. This is still the case. In over 15 years of Real Estate, Gwinnett has been a buyer's market. It's a bit more of one now. County wide, sellers are getting just under 97% of their asking price. Although, the numbers are at a new high (for discounts), the Jarvis Team has experienced a rate of 1% better. Although, this is a bit of self promotion, it's also worth noting that a Realtor (or Team) that works hard for

new construction: Builders Piling On ... The Incentives - 08/15/07 04:38 AM
As the media clamour about our market falling, it's no wonder where they get their information. I'm having a phenominal year, albeit it with fewer closings. Many in my office are doing likewise. One thing is for certain, there is a lot of new construction in the Atlanta Market and it's just sitting there. Here's the article from the Wall Street Journal talking about how bad it is in some places. With the housing market looking increasingly frail, home builders and real-estate agents are going to new extremes to attract buyers, dangling lavish incentives and slashing prices. BUYER'S MARKET Here are some tips for

new construction: Fair Tax on Display on ABC's GOP Debate - Great Plan but 23% on New Homes? - 08/06/07 02:56 PM
I got this video off youtube through a link from the FairTax.org newsletter. I was so happy I viewed it, there IS good stuff on YouTube. In any case, it gives a good look at the FairTax and althought I am totally in favor of the Fair Tax, I would say there needs to be changes. Senator Romney brings up the fact that New Homes would have a 23% Tax on them. That's enough to garner opposition from EVERY Builder and Realtor alike.

new construction: Gwinnett County Market Report: Including Lawrenceville, Dacula, Buford, Suwanee, Duluth, and more - 07/03/07 06:27 AM
JUNE MARKET REPORT: Covering Gwinnett County, Including Lawrenceville, Dacula, Buford, Suwanee, Grayson, Snellville and other areas.June was a very good month for most Realtors, Builders and Sellers alike. As activity picked up in the hot school districts such as Mill Creek, Brookwood and Collins Hill with buyers and sellers trying to get settled in before the school season. July already looks like a nice back to back successful month with at least my schedule being booked all month long with people coming in from out of town and sellers rushing their home to the market. The reports are back in from
