This happened over the last weekend in DeKalb County.
"I wanted to let you know that twice in two days two people have come by and lied, to get into the house. There was a man yesterday who did all the talking and a woman who did none. I was in the front yard and they approached trying to engage me in conversation by indicating he knew you, (the listing agent). He asked to go in the house. I came across this article by Alan Sharp and thought it was interesting.  It refers to Mailing your database with offers, actually the same offers twice.  This article was written with the assumption that you are mailing in quick succession or at the same time.
Mailing the same direct mail offer to the same consumer list a second time typically generates a response rate that's 65 percent smaller than the initial response. In an article that was reporte by Inman news, the latest statistics from Hitwise are out and Realtor.com is still top dog.  However, if you've been ignoring some other major players you're missing the boat.  Everyone's favorite, "no need for an agent" sites, Zillow and Trulia are in the top 20.  With Zillow having a major impact at number 4.  Think you might want to reconsider featuring your listing on there? Or how about the Realtor.com featured ad?  Think your clients are being served by Realtor.com....

If you're a member of the National Association of Realtors you should have gotten your issue already.  Every month this thing comes in my mailbox and I used to really think it was a waste.  Most of the time it was just a pep-rally session for other Realtors or hashed and rehashed strategies.  Well, I'm not really sure when they started doing this or if I was oblivious before, but there's a small economic section in this magazine, that's well worth the price of the paper. realtor: Gwinnett County Real Estate and Homes For Sale Market Report: October 2007 - 10/23/07 07:14 AM

Last month I told you that the top 10% were selling and that it was the first time that Metro Atlantans went from keeping 97% of their asking price to 95% - showing an actual 2% depreciation.   This month the news is not any better.
With 9,849 Active Properties and only 249 closings last month, you'd had to be in the top 2% to sell.   The average days on market has finally squeaked over the 3 month mark as well.  So if you aren't in that top 2%, you'll be sitting for quite some time indeed.

 Duncan Creek and the Mill Creek Cluster have quickly come on the scene as one of the "go-to" schools.  Mentioned along the same breaths as Brookwood, Parkview and Peachtree Ridge, the Mill Creek Cluster is one of the top schools.
Ask anyone in Hamilton Mill and they'll tell you why the schools are so good... because they built them.  Not with their actual labor but donations, time and parental involvement.  Some would say that the schools should be named after the neighborhood.

realtor: Gwinnett's Real Esate Association to Host Evening with Neal Boortz to Talk about Fair Tax - 09/26/07 10:24 PM
As a member of NAMAR (NorthEast Atlanta Metro Association of Realtors), the local Association in Gwinnett, I received this announcement.  Maybe they weren't aware of the RPAC's (Realtor Political Action Committee) quiet opposition to the Fair Tax:
" We have no formal position on the tax base and system included in the National Retail Sales Tax (H.R. 25, the Fair Tax), but we are dismayed that the sales tax rate of that model would likely range between 30 - 45% of the price on a tax-exclusive basis."  NAR Stance on Tax Reform

It happens at every closing, the wonder of what to get a client.  Sure in some cases, the gift is obvious because I've gotten to know the clients on that level.  However, I am a MALE if that has anything to do with it.  I am always baffled what to give my clients that says to them, "You are appreciated and I enjoyed helping you!" 
I would also love somehow for it to say, "Please give me all of the referrals you can think of."

By now you've seen this video everywhere.  I'm especially fond of this particular one because of the subtitles.  It may be a bit trite or perhaps cheap and cheesy to post something about this but it really got me thinking.

Immediately after you sign up for a free blog you get an invoice for $0.  It may seem cute at first, but it's obvious, this will be a pay for service to the tune of monthly fees in the near future.  I'll be using it until then.

"Property-search site Realtor.com today launched a free blogging platform for Realtors called Featured Blog that can be viewed as a standalone Web site page or within a personal Web site.
Realtors can visit http://www.featuredblogsignup.com/ to register for a Featured Blog. The site requires a Realtor membership number.
Realtor.com staff will pick blog posts from Featured Blog participants and highlight them in a "Let's Talk Real Estate!" section of Realtor.com.

Norcross, one of Gwinnett Counties most industrial of cities and most convenient, is also the most diverse in every sense of the word.  Including Victorian style homes near the city center as well as sub $150K townhomes.  Norcross is known to some (in the Peachtree Corners area) to be a bustling place that's well, posh.  To others it's known as a gang invested slum area because of all the news reports. Suwanee is quickly growing into an Alpharetta/Duluth hybrid city.  ... And why not? After all it borders these two cities and they are among the most desirable (although Suwanee is the only who made the CNN list).
Currently there are 919 home for sale in Suwanee at an average price of $492,673.  Most feature four bedrooms and three and one half baths.
There are also almost 150 homes that are currently under contract.  Here's the interesting number though, the average price of a home in Suwanee that is under contract is $395K.  Almost a full $100K below the average home for sale! … (0 comments)

With all the new services and blogs popping up all over the net, it creates an interesting social experiment.  It begs the question, "Is the Net ready for Realtors?"  
Realtors are most likely the most technically unsavvy group with the poorest of poor netiquette skills.  I, for example, am brutally honest with my clients.  That comes across a different way on the internet.  Experienced agents that were taught to sell themselves all the time, might be a social butterfly at a cocktail party but on the internet they are spammers and annoying.

realtor: Roswell, GA Makes Business Weeks Top 20 South Affordable Suburbs - 07/09/07 09:22 PM
Don't look now but BusinessWeek has put out another List.  BusinessWeek has the uneviable task of coming up with only 20 suburbs in the North and 20 in the south that are affordable.   I'm not entirely sure how Roswell made it into the top 20 or how other cities in Georgia missed the cut, but I certainly feel slighted here.  Roswell is a great community, don't get me wrong, but there are several communities in Georgia such as Duluth, Lawrenceville, Dacula, Suwanee, Alpharetta, Buford, Kennesaw, that have equal or better options than the ones the selected from NC, SC or AL.
