Short Sales seem to be the buzz word right now.  Everyone and their brother has some experience with a short sale or do they?
I thought I'd do some fact finding and see what's going on.  To be sure, I am in the Short Sale business now with Atlanta Short Sale Listings you can find all the homes in Atlanta Metro area.

I noticed over the Thanksgiving holidays that I had jumped a few spots.  After searching, and searching, I found that I did not receive any points due to:
Referrals becoming active - Update your profile at least! Articles being featured - Nope, apparently only articles that regurgitate information get featured or articles in the "good ol' boy (or gal) network." - (Yes, I drink hatorade)People commenting on my postsNope, none of those.  It was simply people trying to repositions themselves.  Some are moving to the metro Area, I am assuming that although their "rank" is lower, the exposure is greater.  In other cases, … (11 comments)

Toward the height of the supposed real estate boom there were builders out there advertising not to bring in an Agent.
"BONUS TO BUYER** Buyer's without agents"
Some builders even went so far as to create lengthy agency contracts for how a Realtor would get paid.  Most of which required the Realtor go stick their heads in the dirt while their client was hi-jacked by the builder's staff.
What's puzzling, is how these builders do business.  Some have employees, some have agents that have gone through special training to be effective but hold their license with a builder affiliate.  While others have new … (6 comments)

Duluth Real Estate is always bustling with new developments, enhancements to old developments and large projects going on.
Right now, in Duluth, there are 1002 homes for sale at an average price of a whopping $611K, this is a large number for normally affordable Gwinnett County.  This of course is helped in large part by the nearly 7.5 Million Dollar estate sale of Mr. Nguyen in Sugarloaf Country Club.
Currently, there are 119 homes under contract with an average price of $412K.  These homes like the rest of Gwinnett, feature 4/3 and one half baths.

It happens at every closing, the wonder of what to get a client.  Sure in some cases, the gift is obvious because I've gotten to know the clients on that level.  However, I am a MALE if that has anything to do with it.  I am always baffled what to give my clients that says to them, "You are appreciated and I enjoyed helping you!" 
I would also love somehow for it to say, "Please give me all of the referrals you can think of."

realtors: How Much Would You Pay A Customer to Use You? Commission Auction Site - 08/29/07 04:05 PM
That's what one site is proposing.
I got an e-mail today notifying me that I was losing my bid for someone's purchase.  Usually I am not duped into clicking but it looked pretty legit.  So what did I do, I clicked.
To my dismay, there was this site where Realtors out"BID" or out cut each other to "win" this client.  The auction I watched today had an agent giving up 70% of the commission back to buyer.
I'm not sure how this is even legal, but it'll be interesting to see.  For those curious, the site was home commission dot com.

realtors: Bloomberg, Washington Post & Others Paint Gloomy Picture, Is It Reality? - 08/28/07 05:15 AM

If you're a Google user, you've likely seen the news, Housing Sales are down. Washington Post, Bloomberg and others are all reporting the numbers.  With these papers reporting doom and gloom it's no wonder the public is skiddish in some cases to purchase.  If anything the way this news is presented should get them off their duff and buy a home, especially the renters.
Bloomberg says housing inventory is up 5%. The post says sales are down 9%.  What's it all mean? These articles were all written with our NAR as the source, so what did the original data say?

realtors: Appraisers always ask for the contract! Why? - 08/27/07 08:00 AM

In our current market place things are a little strange, but one practice that's been around for years that always baffles me, is the practice of the appraiser getting the contract.   I'm all for getting a deal done, but when we all are clammoring for accurate appraisals, why on earth would you taint the results by giving up the contract. 
I've certainly heard the side of the argument that the appraiser needs to know the ballpark to see if it's a waste of time or if he needs to "stretch" it.  That admission alone makes me wonder about the money our … (7 comments)

I got this e-mail with this title, "KW Listings Now on CNN Money."  I really appreciate the effort and they are making great strides.  However, I guess I am cynnical or something, but it was through Truilia's partnership with CNN that our listings get put on there, not KW.  As with most third party partnerships, KW is at the mercy of what Trulia wants to do.  I don't like that position one bit.  For now, though, I'll take the added exposure as long as I can get it.

Snellville is one of "those" cities.  With a motto like, "where everybody is somebody" you have to wonder how small is it.  It's actually growing quite fast with a new outdoor mall on Webb Gin and a huge jump in average price per home.
Currently there are 1153 properties on the market averaging a high for Gwinnett (relative to some cities of equal size) of $240,055.  The top 10% of these are selling in 75 days or less. A total of 94 homes were sold in Snellville for the month of July.

Although Lawrenceville is the largest city in terms of size, number of homes and possibly even population, Duluth is quickly becoming Gwinnett County's commercial hub.  With very easy access to everything and ways around I-85, it makes it a logical choice for most Gwinnetians.  Duluth sports a very diverse, affluent population and some of the best all around schools in the state.

Lawrenceville Real Estate seems like a bleak proposition, but with only a 80 day sell time there must be some sort of silver lining.
Currently there are over 2,800 active listings.  Yes, there actually that many.  It's a funny number, because according to some websites out there Lawrenceville doesn't even have that many people.  
Of those 2,800 plus homes in Lawrenceville, about 600 of them will sell in the next 90 days.   Currently we have over 375 homes in Lawrenceville under contract and waiting to close.  Another 313 homes have already closed for the month of June.

As the media clamour about our market falling, it's no wonder where they get their information.  I'm having a phenominal year, albeit it with fewer closings.  Many in my office are doing likewise.  One thing is for certain, there is a lot of new construction in the Atlanta Market and it's just sitting there.
Here's the article from the Wall Street Journal talking about how bad it is in some places.
With the housing market looking increasingly frail, home builders and real-estate agents are going to new extremes to attract buyers, dangling lavish incentives and slashing prices.

Tell me I'm not the only one who gets these calls.  It seems to happen at least once a week.  It's a bit funny and actually pretty sad.  In some case, it's no big deal but it really sheds some light on my conversion rate which is a very serious thing.

About a month ago I was going to write an article about Yahoo! realtors: Fair Tax on Display on ABC's GOP Debate - Great Plan but 23% on New Homes? - 08/06/07 02:56 PM

I got this video off youtube through a link from the FairTax.org newsletter.  I was so happy I viewed it, there IS good stuff on YouTube.  In any case, it gives a good look at the FairTax and althought I am totally in favor of the Fair Tax, I would say there needs to be changes.  Senator Romney brings up the fact that New Homes would have a 23% Tax on them.  That's enough to garner opposition from EVERY Builder and Realtor alike. … (17 comments)

realtors: First Page On Google Because of Active Rain for Dacula Real Estate Agent - 07/26/07 07:38 PM
I just showed my wife what I have been doing on the internet all these nights and morning.  Yep, ActiveRain posts.  She thought it was cute, but said, "What's this going to do for you?"  I quickly did a search on Google for Dacula Real Estate Agent, and sure enough, at the bottom of the first page, there I was, my Active Rain blog!
