Where's The Homes For Sale In Atlanta? You might not have noticed this if you've already narrowed your search to a city or suburb. However, if you're still looking at Atlanta Homes for sale, then you might be a bit frustrated. The picture on the left shows every home with at least 3 bedrooms and 2 bathrooms listed for sale priced at under $100,000 (Do the same Atlanta Search we did). We did eliminate about 90 Atlanta short sales that were obviously being mis-represented (no photo, poor pricing, poor descriptions). What we found so stricking was that there were hardly

River Club Short Sale Closes Without Deficiency! The Jarvis Team just closed one of our short sales in the River Club in Suwanee (This is the most expensive and luxurious neighborhood in Gwinnett County by far). This short sale was a Suntrust mortgage and although it took a few months and we went through 2 buyers, this River Club short sale was closed and the owner didn't have a deficiency. Short Sale taxes are to some extent problematic when opposed to the typical real estate transaction. First of all, if the home is the seller's primary residence and they sell it via short sale then they are exempt from taxes on it under the Debt Forgiveness act of 2008 (was extended). We've been so busy with short sales and stopping foreclosure we forgot to share our successes in November, December and January 2010! Here's the homes, and the banks that we closed in just these three months! For those out there working with short sales, just keep your head up, you have to wait it out a few months and your "pipeline" is longer but the reward is great. I've been working internet leads for over 7 Years. I can remember starting with HomeGain when sitting in front of computer was about all it took to talk to a live body. Who can forget Advance Access? Their templates are still the same! Whatever works for you, I guess. A few months back there was a particular agent that came out and said that the "back to basics" message was dead. Recently a court case ruling about Administrative Fees (Busby v. JRHBW Realty, Inc, d/b/a RealtySouth) made me think, "Good for them!" I've never been a proponent of Admin Fees. They are junk fees after all. However, as a short sale specialist, I had to think about this a bit more. In this case, the plaintiff won a class action law suit against RealtySouth for charging Admin Fees that were legally proven not to have done anything to help in the transaction. In a recent article in the Washington Post, Ken Harney suggests that real estate agents are low balling BPOs to get listings. I won't even address this since the thought of a BPO agent getting a listing from a BPO is pretty silly. Sure 4% interest rates will cause even more people to refinance and it might even get people off the fence... but who is still on the fence when they could have had rates as low as 4.5%.
