palm beach gardens: Oliva Series V, Tiger Woods and Business Does Life Get Any Better? - 03/17/08 08:53 AM
Cigars, Tiger Woods and Mortgage Business... Life is Good! Life is always good when you can go to your local Cigar Shop and enjoy an Oliva Series V, watch Tiger Woods march his way on to a perfect season of Golf and find new business as well. Now this is not an endorsement for you to run out and start smoking. However, even if you don't smoke, don't assume that what takes place in Cigar Shop's around the country is just a bunch of old fat guys talking about remember when. Because of smoking laws around the country many of these shops

palm beach gardens: Common Sense in a Cigar Shop - 01/29/08 07:06 AM
As I take my daily break of being a Mortgage Broker in South Florida I sit in my local Cigar Shop (Gardens Cigars ) located in Palm Beach Gardens and notice people. Cigar shops usually offer more than just Cigars and Tobacco they sometimes offer unique gifts, this Cigar Shop included. Along with unique gifts Gardens Cigars also sells the Florida Lotto tickets, which leads me to this post. As I sit with other patrons in the shop and enjoy my cigar it always amazes me when people will walk in the store and complain about the Cigar Smoke. HELLO it is

Spring Baseball & T-Ball is Back in Palm Beach Gardens This past fall was my son's first season in Fall T-Ball in the Palm Beach GardensLeague. I also volunteered as a his coach. In the end I really don't know who had more fun my son or myself. Watching these young boys and girls 5-6 year old coming to practice week in and week out starting from not even being able to catch a ball to being able to actually being able to hit coach pitch baseballs. By the end of the season we really had a great positive experience. When it

palm beach gardens: What is Your Favorite Stick to Celebrate in the New Year - 12/31/07 08:38 AM
What is Your Favorite Stick (Cigar) to Celebrate in The New Year How do you plan to celebrate the New Year? One of my traditions is to really enjoy one of my favorite cigars the Diamond Crown #1 Robusto. These Cigars don't come cheap but once in a while you really need to spoil yourself. Not every Cigar Shop carries Diamond Crown and have found that both Gardens Cigars and Smoke Inn always have these in stock. I wish everyone a happy a healthy New Year. So in closing what is your Tradition? For those who enjoy a good Cigar and would like to write a review on

Being a Mortgage Broker in South Florida (Palm Beach Gardens) for so many years and before that being a Loan Officer I have built up a loyal following of clients. Today I received an e-mail from one of my clients to please review a Good Faith Estimate(GFE) that her retired Mother and Father IN-Law received from a company in Nottingham, Maryland. I have spoken to this retired couple last month about refinancing their current mortgage and explained to them at the present time I would wait until their ARM is due in March. In addition, I explained that they are at

palm beach gardens: What a Difference it Makes When Dealing with a Professional Full Time Realtor - 11/20/07 06:37 AM
What a difference it makes when dealing with a Professional Full-Time Realtor. As a Mortgage Broker in Palm Beach Gardens, Florida (Northern Palm Beach County) I have seen clients recently, that want to take advantage of some great buys in the current market. After meeting with them and getting the clients pre-approved (a real approval) I explain how important it is to use a qualified Full-Time Realtor in this current market. Yes, you can get some fantastic deals but on the other hand experience and having the knowledge and not being a novice in the market is what counts. My clients had

Short Sales & Private Money / Hard Money Might Make a Good Financing Alternative In Florida, one of the hot topics is Short Sales the purchases and the financing of these properties. However, before you jump on the band wagon and say "I would Never use that type of Financing" lets take a look of some of the advantage's Private Money / Hard Money can offer you in a purchase of a Short Sale. palm beach gardens: Really What Does YSP (Yield Spread Premium) Mean to You Mr. & Mrs. Consumer - 10/23/07 08:50 AM
As a Mortgage Broker in Northern Palm Beach County, Florida (Palm Beach Gardens) yes part of how I get paid is from the end Investor (Lender) in the form of YSP (Yield Spread Premium). But really, what does this mean to the average consumer? Most Lenders such as Bank of America, Wachovia, Suntrust, Washington Mutual and Countrywidejust to name a few have a wholesale side to their lending department. The overhead is quite low for these lenders and they can offer Mortgage Companies a deep discounted rate for bringing them home loans and offer them a choice of how they can earn their

palm beach gardens: Am I Being Cheap or Just Using Common Sense? - 10/18/07 08:30 AM
I am a Mortgage Broker in Palm Beach Gardens, Florida and one of my constant overheads in business is my Credit Account that I must pay each time I access someone's credit. Roughly, every time I pull a single tri-merge (Equifax, Trans-union, Experian) credit report the bill is $10.00 and for a joint credit report it is $16.00. In order to optain an accurate quote or to submit a loan I must have this information and I am aware it is the cost of doing business. To keep in compliance all 3rd party fee's must be in a single account and must not be

palm beach gardens: Taste of the Gardens is Back in Palm Beach Gardens - 10/10/07 12:10 PM
Taste of the Gardens is Palm Beach Gardens Green Market and it is back beginning this Sunday (October 14, 2007) from 8am to 1pm. The market has live entertainment along with produce, plants, Flowers, Hand Made crafts, Great prepared meals along with your local Mortgage Broker. I have done this event now for the past couple of years and it just keeps getting better and better. What better way to wake up on a Sunday morning with some gourmet Coffee and fresh baked croissant? Does it really get any better than that? From what the Weather people are saying we should have our first "Cold Front" of the season.

Being a Mortgage Broker in Palm Beach Gardens, Florida I have clients everywhere from Miami to Orlando that I prefer to meet Face-to-Face when doing business. So I depend on my Car a lot to make sure it takes me to these places. Recently, I needed new tires so I did the typical Shopping of Tire Kingdom, Costco, Good Year all of which some had better customer service than others however, their prices seemed high. (at Least to me) In Sunday's paper I came across an advertisement for Pep Boys in Palm Beach Gardens with some amazing prices. I figured

palm beach gardens: To Clear the Air on Mortgage's - 09/11/07 03:12 PM
Ok has everyone had enough bad news about the Mortgage Industry especially in Florida? I know I have had it...Thankfully, I am a Mortgage Broker in Palm Beach Gardens and my phone and e-mail keeps sending me clients. Everyone I meet lately keeps saying how sorry they are because we have no programs left for the home buyer. WHAT?!?! So I did a little research with some of my lenders that I use.. (One of the advantages of using a broker...Sorry I had to get a plug in) These are just some of the programs that are available 100% Financing640 FICO STATED up

palm beach gardens: Nothing Beats a Great Cigar and Football! - 09/10/07 02:33 PM
It has been a long hot summer in Palm Beach Gardens, Florida but thank the Lord Football is Back! As many of my readers know I enjoy smoking a good Cigar from Gardens Cigar located in Palm Beach Gardens. Over the summer they had a change in ownership and sometimes change is not always for the better. However, in this case Gardens Cigars has really made some nice changes in the paint, flooring and the over all look of the place. The biggest improvement has been made to the Humidor where many great cigar brands have been added. I am glad

palm beach gardens: Baseball in Palm Beach Gardens - 08/25/07 09:33 AM
Today (August 25) was sign up day for youth baseball (T-Ball) in Palm Beach Gardens. I have to tell you, I do not know who was more excited my son (who is 5) or myself. The league office was ready for everyone and I have to inform you how easy the sign up went. I really thought it would be an all day event. We where in and out in under ten minutes. When I first moved to Palm Beach Gardens ten years ago I volunteered as a manager/coach for this league and swore off volunteering again until I had a child ready for this

As a Licensed Full-Time Mortgage Professional living and working in Palm Beach Gardens, Florida I have build up a quality reputation for Jumbo Mortgages in the Alt "A" product line as well as Sub-Prime Market. With all the new changes in the industry (Some for the Good) I have been looking at the difference between the Sub-Prime Market and the Hard Equity (Private Money) market. It seems now it is closer than ever before. palm beach gardens: Turn it Off Daddy..... - 08/11/07 07:44 AM
This past week in the Mortgage Industry has been a wild ride. With the closing of Home Banc, American Home Mortgage and who knows the status of CountryWide. I have been glued to watching MSNBC which seems to have the doom and gloom worsen by the hour. (even though they might be right) This morning my son who is 5 came in my room and gave me words of wisdom "Turn it off Daddy". He made me realize how lucky I am to live in Palm Beach Gardens, Florida and have a wonderful son. How precisous these moments are and how we should cherish
