There are a lot of deals out there and you don't need to be an investor to get one! If you look you will see that there are a lot of homes on the market with a lot of equity and one of them could be yours! The media is drawing a lot of attention to the banks and loan companies stating it is impossible to get a home loan and that you need to have cash. This is only partially true. Yes it is more difficult than in the past to get a home loan but that does not mean that they are not out there.
There are many down payment assistant programs out there as well that you may qualify for:
•· Georgia Dream Homeownership Program: GA Dream Homeownership Program works with low to moderate income families by assisting with fixed, low interest rate mortgage loans.
•· American Dream Downpayment Initiative (ADDI): Assisting families with incomes below 80% of the median income in their area and are first time homebuyers.
•· NE Georgia Down Payment Assistant Program: Assistance for down payment funds that are available for first time home buyers and repeat home-buyers.
•· Atlanta Development Authority: ADA offers 4 different mortgage assistance programs to help with the purchase of your home.
•· Dekalb County First-Time Homebuyer Program: Assists first-time home buyers that have not owned a home in the last 3 years.
•· Cobb Housing, Inc: Offers 4 loan products for first-time home buyers.

Yes it is true that it is a buyers market the odds are not necessarily in your favor. However, do not let this discourage you. I see properties being sold daily and you do not have to practically give it away. There is a lot of competition on the market right now and a house that is priced according to the market and is in great condition is very likely to bring a buyer. Homes are not selling as fast as they once did but times change. Many home experts are saying if you want to sell your home right now make sure it is completely ready to be sold and is in good shape. Because of the competition out there homes that need a lot of work and do not have curb appeal may sit longer than those that are in great shape. The way you think determines your attitude. Your reactions to the situations you are presented with can determine how the outcome plays out. The media is bringing a lot of negative attention to the current economy and the recession. Like any issue that you face this recession is a large speedbump that you must get over. The more postively that you think about the situation the easier it will be to conquer the negative. Think about this as a time to work on the things that you need and want. This is a time to catch up to all the people you have envied and who have been ahead of you. Set goals, live up to them, adapt with the times, change the ways you think and don't just think about ideas act on them!

If you are selling your home for sale by owner then do not hesitate to contact me with any questions. I am here as a resource if you need me!
Have you decided to sell your home on your own, For Sale by Owner (FSBO)? The process of selling your home FSBO can be very empowering and rewarding when resulting in a sale. However it can also be very confusing, time-consuming and stress-inducing. You have to prepare the home to sell, market the home, effectively price the home, negotiate the sale and make sure you are filling out the proper paperwork. It is also important that you hire a real estate attorney, title insurance company, inspector, etc to help with the process. Unfortunately there are drawbacks to selling FSBO such as: incurring legal liability due to paperwork being filled out improperly, receiving a lower sale price due to lack of negotiation or improper pricing or having a hard time finding a buyer. Buyer's agents may not show a home that is not paying full commission.
