Randy West with The Daily Courier, in his article Billing through escrow is a conflict of interest for home inspectors, does a wonderful job of explaining the reasoning behind why most home inspectors do not or cannot allow payment at the closing of escrow.
Randy points out that from the position of the American Society of Home Inspectors (ASHI), billing escrow is a conflict of interest and would represent a violation of the ASHI Code of Ethics. sequim home inspector: Bathroom Exhaust Fan Duct Terminations - 09/15/09 12:01 AM
On several recent inspections, I have noted bathroom exhaust fan ducts that are improperly terminated either inside the attic space or into an enclosed soffit. This is a concern because vents terminated near a roof ventilator, gable, vent, or eave vent or bird blocking might lead to reduced attic ventilation, impaired fan ducting, high humidity levels, decay and/or mildew-like staining. Below are a couple examples of my recent findings.
This bathroom exhaust fan duct was terminated inside an enclosed soffit. This house had never been lived in so there was no visible damage... yet.

sequim home inspector: Chimney safety: How often do I need to have my chimney cleaned? - 08/31/09 08:07 PM
I took this photo during an inspection last week and it got me thinking about chimney safety. The black, tar-like substance covering this chimney cap is called creosote. Creosote is a byproduct of burning wood and is highly flammable. If not cleaned regularly, this sticky build-up could ignite, causing a chimney fire.
Most fire and chimney safety associations recommend yearly inspections and/or cleanings. A fireplace and chimney inspection will tell you how the components are functioning, and whether or not the build-up of creosote and soot warrant cleaning.
