One of my agents listed a home yesterday that is priced at $160,000 with 3931 square foot per the county tax records. This is priced at $40.70 per square foot - amazing! To be fair, the home will probably go for a little higher than the asking price, since we are anticipating multiple offers by Sunday or Monday. As a six-year resident of the Blackhawk area and a 13-year resident of Pflugerville, I like to keep an eye on the market values here in the area. When the toll roads opened about a year ago, the prices started trending upward and they have continued to appreciate overall, although more slowly right now, with some tough economic factors at play. As a fellow homeowner in Blackhawk, this stuff is important to me, too! Currently, there are 17 resale homes available on the MLS in the Fairways, with an average asking price of $256,210. As a former resident of Steeds Crossing, and a current resident of nearby Blackhawk, I typically try to keep an eye on the property values in the area. When I was first licensed in real estate almost 12 years ago, my business partner and I walked the neighborhood in order to meet my neighbors and to try to drum up some business. My wife and I took our kids to the First Annual Pflugerville Pfireworks Festival, which was held yesterday evening at Lake Pflugerville. The weather was absolutely perfect, and it cooled off a lot after the sun went down, with a nice breeze as well. Normally, it would take us about 7 minutes to get there, but with the crowd and parking, it took us about 30 minutes from the time we left the house to the point that we were seated (we brought our own chairs). According to the Community Impact newspaper, the Pflugerville Community Development Corporation recently hired an outside consultant to determine which retail businesses would be the "most likely to succeed" in this area. The results were not surprising to me as a 13-year resident of the area. A number of restaurants made the list, along with some higher-end shopping destinations.
