For the past several years, I have had an idea that I think would help to level the playing field a bit for real estate agents in any market. I have shared this with many of my personal clients, but never publicly...until now. Consider this: When you are working with buyer clients, and they are interested in making an offer on a property, you then contact the listing agent to let them know, right? You might request a seller's disclosure, or a survey, or both, along with asking a few other questions.

This afternoon, I was showing a handful of places to a couple who are looking to buy their first home. This was our first meeting, and things were going smoothly, although the homes themselves were in less-than-desirable condition because of the price range and the fact that all of them are either short sales or foreclosures.
He turned to me as we were leaving the third house, and asked,

In today's market, getting a buyer into the car with you to look at property is difficult enough, so you want to ensure that your trip is as productive as possible. I have probably taken 500 or more buyers in my car since I first started in real estate in early 1997, and is now second nature for me, but occasionally I have an awkward moment or two, so perhaps you can learn from my experiences.
