On the night that Yuri Foreman became the first Israeli born boxing champion in history, I felt compelled to write about another boxer, his countryman Dimitri Salita, who is also looking to become an Israeli boxing champion. Salita is doing his training in the Poconos, which is no surprise as the Poconos provides the solitude, altitude and subsequent attitude, that works well to train for a boxing match. The Poconos has long been a proven training ground for world champion boxers and the names who have trained here read like a "who's who" of the sport. Sugar Ray Leonard, Vladimir Klitschko, Lennox Lewis, Gerry Cooney, Riddick Bowe, Prince Naseem Hamed and countless others have trained and even fought here in the Poconos. The Poconos was considered at one time to be the "Honeymoon Capital Of The World", know for its' champagne glass whirlpool tubs and romantic getaways, but you can be a fighter as well as a lover in the Poconos and I guess the Poconos can be called the "Training Capital of Champions", as well. Congratulations! You have made the decision to purchase a lakefront home in the Poconos and think you are going to get the best bargain and best selection just because the rest of the housing market in the Poconos is chock full of bargains and a large inventory. Think again. There are 3,855 homes for sale in the Pocono Mountains Association of Realtors Multiple Listing Service. Out of those 3,855 homes, only 98 are designated as "lakefront" homes (This does not include the Pike/Wayne and Carbon County individual Multiple Listing services). That percentage of lakefront homes is less than 3% of all homes for sale, meaning that supply is low. Combine that with the premium that lakefront property holds and prices are not the bargain one might assume is out there. Be prepared to spend a minimum of $300,000 for anything decent in lakefront homes as well. There are nice priced lakefront properties out there, but if you think you are going to get a steal or beat a seller up on price, you would be mistaken. Am I coming across a little harsh? Many times you run into potential buyers that say: "I want the "best deal possible". "I want to save the most money, get me that $450,000 home for $300,000, $350,000."
