Toms River Township Real Estate Market Report

As of this post, there are currently 730 single family homes listed as Active on the the Monmouth/Ocean County Association of Realtors Multiple Listing Service in Toms River Township. The lowest priced property for the area (just Toms River Township, not including South Toms River), is currently a $49,000 mobile home and the high property is a custom bay front home listed at $2,999,999. Over the last 6 months (since 8/13/2011), there have been a total of 327 single-family homes sold (this does not include condominimums). The lowest priced closed sale, was $44,000 for a mobile home and $1,675,000 for a custom shore front colonial. Most homes sold within a 3 to 6 month listing period, but some however, took 10 months to a year, the average being around 130 days. 197 homes that sold were sold under $300,000, 130 homes sold over $300,000. This indicates a healthy market for those who price their homes correctly amongst the competition because while there are many home listed for sale, a good number of homes have sold at fair prices. Now the number of expired homes over the same period were 573, meaning the difference between selling and not selling is a very small margin. Factors that determine that can be anything ranging from a few thousand dollars in the listing price, location and/or improper marketing. There are 30 parks and 6 golf courses run by the park system. The use of the parks also have done well to preserve open space through conservation areas, greenways, farms, marinas and more. When I first started over at RE/MAX Prestige, located in the W.T. Center on Rt. 9 South in Freehold, little did I know that a gem of an Italian restaurant would be right next door. Yes, I was told by others the food was good right away, and let's say I know my way around when it comes to culinary delights (the size of my waistline speaks volumes - lol). All kidding aside, when my company threw a holiday party just last month, and I got to eat the pizza, that started my love of Romeo's Express, but it did not stop at just the pizza and I waited to write this review. A few days later I had a calzone stuffed with pepperoni, one of my favorites, and it did not dissapoint. It can't, everything they make is fresh and delicious. Then today, we had a holiday party that was postponed because many of us agents were spending time with our families for the holidays and of course it was catered by Romeo's Express, but what a spread it was! Chicken Parmigiana, Penne ala Vodka, Eggplant Parmigiana Rollatini, Chicken Francaise and salad - all PRIMO!!! Oh I must have gained another 5 lbs. because the food was sooo good! Bottom line is that Romeo's Express is where you want to dine or get your next event catered and they deliver FREE and Fast! I Love Playing The Horses - Horse Racing Along The Jersey Shore

Ever since I was a small, skinny boy and entertained thoughts of being a jockey, my love for the sport of horse racing whether throughbreds or standardbreds, remained even though dreams of being a jockey never materialized. Sitting on the front porch of my neighbors house when I was 11 picking winners isn't what you think of when it comes to developing your love from the sport, but when other neighbors start coming to you for picks then it became even more interesting. Harness racing at Freehold Raceway which is right down the road from my office, and Thoroughbred racing at Monmouth Park have a long history which is vital to the local landscape. From the many farms in the region, everyone from owners, trainers, stablehands, jockeys and drivers, fans and more, the horse racing industry provides many jobs and is crucial to the local economy. Many tracks have turned to the "Racino" (horse racing plus casino) theme in order to sustain attendance and handle because hard times has hit the horse racing industry the same way it has every other economic sector whether it be real estate, employment, small business, etc. Freehold Raceway is the oldest harness racing track in the United States and is home to the Cane Pace, the first leg of Pacings' Triple Crown along with the Little Brown Jug and the Messenger Stakes. Monmouth Park has a long rich history as well but has partnered with Resorts Casino and Hotel in Atlantic City and shortened its meet to address those economic problems, but still is home to several Grade stakes races and hosted the 2007 Breeders' Cup.
