Duvall Commercial and Residential Update for end of Feb. 2009 - 02/28/09 05:41 PM
Well, I didn't report on things last week. There just wasn't much to report on.
This week has shown some good activity.  End of month and better weather mean an up-tick in real estate activity.
On the commercial, side, little has changed.  A new building went up for sale in downtown. The business closed down.  I have to admit to not even realizing the business was ever open until a few months ago... I guess that is why it closed.  There is a lot of space for lease right now, and more coming up, I'm sure.  Still, little of it is … (0 comments)

Using PhotoSynth for a Free Virtual Tour for 303 5th Place, Sultan WA - 02/18/09 01:15 AM
OK.  I've had some fun the last few days playing with Microsoft PhotoSynth.  Its a neat program where you upload a series of related photos and it automatically 'synthesizes' them together.  When I saw it, I thought it might make a neat way to create virtual tours. Best of all, its free!  I've been using Tour Factory to host virtual tours, but like most agents I want to save money and getting rid of that expense would be nice.  I also know a few agents who feel Virtual Tours are a bad idea... that by giving too much info you give … (0 comments)

Home Loan Modification -- Classes coming and a personal case study - 02/12/09 01:18 AM
A lot of people are in danger of losing their home due to inability to pay their mortgage. Sometimes its job loss or pay cuts, sometimes its because of rates resetting. Maybe its due to healthcare or other bills. Maybe its because they are a real estate agent.... or they are part of some other business that is affected by the economic downturn.
So, our company, CENTURY 21 North Homes Realty, is starting a series of classes to teach people how to work with their lender to modify their home loan to get payments they can afford.
Now, no one can guarantee … (0 comments)

Microclimates and Micromarkets in the Puget Sound - 02/12/09 12:04 AM
Puget sound convergence zone. Olympic rain shadows. Valleys, rivers, lakes, etc.  All make for really odd weather in western Washington. Fog all day in the Snoqualmie valley and bright sunny skies in Redmond, just a couple miles away. 3 inches of snow in Tacoma and dry as a bone in Snohomish.
Gardeners know all about the microclimates.  On one street the flowers are blooming but on the next, they still think its winter. You can raise palm trees in one neighborhood and they die from the cold in another.
Well, as many microclimates as we have, we have as many micro real estate markets.  During a … (0 comments)

Duvall Commercial and Residential Market Update for February 7, 2009 - 02/07/09 03:48 PM
Last week I focussed on what is happening in the residential market. Mostly because the commercial market in Duvall doesn't have a lot happening (at least on the record).  That still holds mostly true.
In the commercial market, we've got one new commercial building for sale. Interestingly, its only listed on the residential MLS and not on CBA, the commercial site.  Obviously I need to get the word out to people that if they want to seriously get their commercial properties sold, they need to work with commercial agents... which means someone part of the Commercial Broker's Association (www.commercialmls.com) and the … (0 comments)

Corkin.com vs Craiglist -- Who is the winner? - 02/01/09 04:17 PM
Like a lot of folks, I post real estate listings on Craigs List (http://seattle.craigslist.org/).  I'm the web-guy for our little team, along with being the commercial agent.  I maintain this blog, post on Facebook, LinkedIn, Twitter, etc.
So, one of my partners asked me about corkin.com the other day.  Corkin had sent an email, based on one of our CL posts.
I decided to check on activerain for info, and to do some investigation on my own.  On activerain, I didn't find a lot of information, though I did find this blog post by Shane O'Gorman: http://activerain.com/blogsview/875460/Corkin-Social-Craigslist.
The fact that I … (15 comments)
