A gentleman I know created this incredible light show in Duvall. Its set to music (Transiberian Orchestra) and the music is broadcasts so you can listen to it from your car radio. The show is in the Fox Hollow neighborhood of Duvall. (By the way, there are some pretty good new construction home deals in the area. He did an amazing job! check it out..

Duvall, WA is becoming famous for its Zombie Deer. Well, tonight, we had an attack by a Zombie Opossum at our house. Fortunately our 3 boxers fought off the attack (either that, or they are secretly in cohoots with the evil critters). So, what happened? I was downstairs in the basement office, doing paperwork (imagine that!) I knew something was up when Zeus: was looking up the stairway and pacing around. I decided to check what was up with my little buddy. That was when I noticed Freya was doing some SERIOUS drooling. That was odd, for Freya anyway. OK,

In this month's issue we'll review the market in East King County, from the Snoqualmie Valley up to North Bend. This report covers Duvall, Carnation, Fall City, Snoqualmie and North Bend. The story for smaller towns on the east side of King County is similar to that of eastern Snohomish County, told last month. The commercial market has been hit hard by financing problems and the overall down-trend in the economy. duvall: More stress for Duvall Businesses Downtown: Looks like Main St. will close for a few days - 05/24/09 02:54 PM
On Friday, I received a mail from the city's project manager of the Main Street Construction project. The WSDOT has approved their plans for putting in the proposed concrete crosswalks. One of the possibilities (proposols) is to do the work starting the night of May 31st and keep the Main Street (Highway 203) closed for up to 3 days. While I understand it, I can't say I'm all that happy about the concept. As an owner of a business in the area (www.duvalllaundry.com), the idea that customers will be virtually unable to get to me for 3 days is very disturbing. I'm sure

Lets start with residential... Here are current stats for Duvall and Carnation. I added rows for "pending" since I think it tells an interesting story... what homes are actually selling and getting offers. I won't draw the conclusion for you... let me know what conclusion you draw. I also added a column to indicate trend since the last report. The last couple of weeks have been relatively quiet in Duvall and Carnation, so I decided to combine reports. For both Carnation and Duvall, the Commercial market has been very quiet, at least according to the MLS systems. My understanding, though is that local property owners do have some good prospects for leasing out spaces. But, so far nothing new is taken up.... meaning there is LOTS of space available in town. As for residential: In Duvall, there are have only been a couple of new listings (once you subtract the ones that expired and got relisted the next day).

"Pending" seems to be the word for the week in Duvall. On the residential side of things, business seems to have again picked up with the nicer weather, good rates, etc. Six homes went "Pending" or "Pending Inspection" this past week. And, only 5 new ones came on the market, including 1 condo. One of the new homes is actually just a listing of a new construction home, so really its been on the market all this time, just not in the MLS. No new short-sales or foreclosures on the market, which is a nice thing to see. One of those

Time for my weekly update! So, what has been going on this week in Duvall? Well, on the commercial side the main news is that one of the commercial spaces (a large one) in Copper Hill Square is now for sale. There were some smaller spaces for sale and I contacted the owner (a real estate agent) about helping relist them, but no response. Go figure... try and help people out, but Nope! So, how are things gong with the Residential and Commercial markets in Duvall. Pretty much the same as last month.... Nothing has closed in the last two weeks. First, on the commercial side... several listings have expired. Oddly, they were listed by their owners. I contacted one in case he wants to work together on it. I think I can help him since he's not part of CBA (www.commercialmls.com) or other commercial property listings. The big item is Riverview Plaza, its now for sale. I heard through the grapevine that the owner has other projects he wants to concentrate on.

Well, I didn't report on things last week. There just wasn't much to report on. This week has shown some good activity. End of month and better weather mean an up-tick in real estate activity. On the commercial, side, little has changed. A new building went up for sale in downtown. The business closed down. I have to admit to not even realizing the business was ever open until a few months ago... I guess that is why it closed. There is a lot of space for lease right now, and more coming up, I'm sure. Last week I focussed on what is happening in the residential market. Mostly because the commercial market in Duvall doesn't have a lot happening (at least on the record). That still holds mostly true. In the commercial market, we've got one new commercial building for sale. Interestingly, its only listed on the residential MLS and not on CBA, the commercial site. Obviously I need to get the word out to people that if they want to seriously get their commercial properties sold, they need to work with commercial agents... which means someone part of the Commercial Broker's Association (www.commercialmls.com) and the

So, what's been going on in the Duvall residential market this week? Despite being focussed on the commercial space, I like to keep up with what is going on around town. Now that Kathi and I are working at Cherry Hill Vista, one of the local developments on the weekends, its even more important. I thought I'd share some info and my thoughts... just in case you are interested. :-) So, what's been going on this week? If anything, I would say this past week has looked good. duvall: Microsoft layoffs hit people and businesses close to home - 01/24/09 01:09 PM
Well it didn't take long for the announced layoffs at Microsoft to hit close to home. I had several friends and past coworkers get the 'ax'. Depending on the job, they have a time to look for another internal MS position and my best wishes are with them and their families. Also, my partner, Kathi Jackson, and I have several residential buyer clients from MS who are, understandably, taking a wait and see attitude. I was able to listen to Steve Balmer and other executives at an internal MS townhall. Only 1400 jobs were cut right off the bat. So, the cuts will

duvall: Winter flooding in Duvall is more reason for curiosity than panic - 01/10/09 05:07 PM
I've lived in Duvall for 10 years now. Most residents have come to expect the occasional road closure due to winter and spring flooding. Fortunately, very few homes are down 'in the valley'. I guess that is one of the reasons that the floods are not usually met with any sense of panic or worry, unlike some of our less fortunate neighbors up and down the valley. Instead, as this photo of the Woodinville-Duvall bridge shows, its more a reason for curiosity and even a bit of community building as everyone comes down from the hills, parks downtown, and checks out

duvall: Halloween in Duvall is coming -- join the fun! - 10/29/08 11:38 PM
Every Halloween, the merchants in Duvall host Trick-or-Treating throughout downtown. Even with construction of Main Street in progress, this year will be no different. There are plenty of merchants to come visit and many go all-out. In particular, check out Duvall Main Street Laundry at 15820 Main Street. (OK, my wife and I are owners, there... full disclosure done.) But, you really should make a point of coming by. Kathy loves Halloween and she does lots of decorating. duvall: Duvall loses its Economic Development Director - 09/09/08 11:33 PM
I was disappointed to hear, during the Chamber of Commerce meeting, that due to budget cuts, the city would lose its Economic Development Director position. Doreen Booth, who currently fills that position has been with the city for many years. Its really sad to see this position go, especially since the economy is relatively weak. While lots of new businesses have come on line with the new commercial spaces that have been built, I'm sensing a bit of a slow down lately. Restaurant with great location has long history and enjoys great community support. The staff is experienced and popular. There is plenty of on-street and off-street parking. Lots of seating including outisde seating on the balconies with Snoqualmie Valley views. Location currently has large banquet/meeting room, now partially used for Gift/Clothing store.
