I would like the chance to explain to you what WE do, to market homes. I understand you are trying the 4SBO to save yourself the Commission money and I do not blame you for wanting to do that, I would too. The thing is, right now we are in one of the hardest markets for Sellers' that I can remember. I have been in the business for 10 years now and I do PA and NJ. I think what happened is that we went from a Sellers Market to a Buyers Market practically overnight. Then you add in all the crazy mortgages people were getting, from those Interest Only to the 1.95% Arm Loans, added to the crazy sales prices they were paying, the market crashed, it had to.
Right now we are in a period of adjustments and foreclosure warnings. If you Market your house right it will Sell, if you put your house For Sale it won't. There is a difference. The other problem from the crazy market was that when homes were Selling over night, everyone went and got their Real Estate License, they saw it as easy money and at the time, some were right. How you have to go to College and get degrees for certain regular jobs that don't take much importance and risk, compared to a 2 week full time class to get your license and become a sales person handling huge amounts of money and people's Biggest investments of their lives is beyond me. So when you get the rookie agent to sign contracts with you and they put their sign on your lawn and the house on the MLS, basically from there they cross their fingers and hope it will sell. Then once offers come in ( if they do come in ) they really have no clue on how to make sure it is a solid deal. Are the buyers really qualified? Do they know all the steps in the closing process? Are they going to miss a deadline on the contract and possibly lose the deal? What about Inspections, Deeds, Titles, Negotiations and all the other things?
There is a lot more involved then their pretty signs on your lawn and the MLS, and to tell you the truth it Costs money to do it. The market is now turning to the Internet for Home Buyers and to be in front of every Buyer it costs money and also knowledge of how to describe the house and where to market the home. The next question is, what condition is your home in and does it show well? Should you make changes before you list it and which one's would make the most difference in getting your house to sell and for more money?
Is your home priced right??? Can they put your house on a private Radio Station (make it a Talking House) giving Info to potential buyers when they pull up to your house?
