The Klarvatten real estate average sold price per square foot has continued it's pattern of staying below the Edmonton average sale price per square foot. Klarvatten did jump above the Edmonton average the 2nd quarter of this year, but was unable to maintain that level. Klarvatten is currently selling for $248 per square foot, meanwhile Edmonton is selling for $267 per square foot. Ottewell has had trouble recently selling over $300 per square foot, but in the 2nd quarter of 2012 Ottewell did manage to sell for over $300 per square foot once again. The Garneau Edmonton real estate market has seen it's average sale price per square foot hover in the $320 range over the last 2 quarters. Garneau is a highly desirable area steps to the University of Alberta campus and tends to greatly outperform the overall Edmonton average selling price per square foot. This is despite the fact that the average year built of a home sold in Garneau last year was 1929. Buyers are paying for the land value that is very high in Garneau. Many of the lots in Garneau are zoned for future multifamily. Since I attended the University of Alberta in the early 1990's, I've noticed more and more of the homes I walked by each day have been torn down and condos have been built in their place. The average sale price of a condo in Garneau in the last year was $294,450. To put some perspective, the Edmonton average sale price for a condo in 2011 was only $229,524. March 2012 Edmonton Real Estate Market

The Edmonton real estate market has continued to climb higher price wise for single family detached homes as well as duplexes. Condos actually slipped a little in March.

Single Family $380,083 up from $375,268 in February
Condo $231,629 down from $234,973 in February
Duplex/Rowhouse $319,020 up from $306,491 in February

The number of properties for sale in the Metro Edmonton market has grown, which it always does in the spring. The current level of inventory sits just under 7000 properties.
