estate: Edmonton real estate market December 2010 - 01/04/11 03:44 PM
The official stats have come out from the REALTORS® Association of Edmonton for the December real estate market.  The December numbers in 2010 are very similar to December 2009.  The sales were a little off at 784 vs 881 sales in December 2009.  The number of new listings for the month were very close: December 2010 1110 new listings, December 2009 1051 new listings. 
The sale to listing ratio was stronger in December due to the lower number of new listings. It was 70% versus the year end average of 50%. That's right only 50% of the listings in 2010 sold.

Athlone is a neighbourhood that has an extensive mix of vastly different price ranges.  There is the newer area of Dunvegan which sells higher, and there are quite a few basementless homes in the area as well.  This variance does affect the average sale price depending on what type of homes were selling in Athlone in the last 90 days.
