March 2012 Edmonton Real Estate Market
The Edmonton real estate market has continued to climb higher price wise for single family detached homes as well as duplexes.  Condos actually slipped a little in March. 
Single Family $380,083 up from $375,268 in February Condo $231,629 down from $234,973 in February Duplex/Rowhouse $319,020 up from $306,491 in February The number of properties for sale in the Metro Edmonton market has grown, which it always does in the spring. The current level of inventory sits just under 7000 properties.

The Oxford Edmonton Real Estate average sale price per square foot has really jumped to start 2012.  The average selling price per square foot is now sitting well over $300, but that is only based on the 2 sales that have happened in 2012 in Oxford. I expect to see the average sale price per square foot in Oxford to settle back into the $230 range.  It is possible that Oxford continues to stay above the Edmonton average, but the past history in Oxford says otherwise.  For more detailed sales information including an average sale price graph visit … (0 comments)

The Lynnwood west Edmonton real estate average sale price per square foot has been very strong and has continued to rise into 2012.  Lynnwood is conveniently located close to the river valley and Whitemud Freeway.  Lynnwood also borders two very strong neighbourhoods, Rio Terrace and Laurier Heights.  I expect the Lynnwood market to continue to strengthen due to these reasons.  For more detailed sales information including an average sale price graph visit Lynnwood Edmonton Real Estate.

The Canossa Edmonton real estate average sale price per square foot has continued to follow the Edmonton average selling price per square foot.  Canossa is very close to the Edmonton average but has not quite pushed high enough to exceed the Edmonton sold price per square foot.  Canossa did increase in the first quarter of 2011, but it did not increase as much as the Edmonton's average pace. Canossa has actually been very stable the last 3 quarters and did not go through a price correction in the last quarter of 2010.

The Kiniski Gardens Edmonton real estate average sale price per square foot was approaching the Edmonton selling price per square foot at the end of 2010, but so far in 2011 has fallen off.  The Edmonton sold price per square foot has climbed from the end of 2010, where Kiniski Gardens has slipped from the 2010 level.  Kiniski Gardens is still very close to the Edmonton average as it has been for most of 2009 to 2011.

The Summerside Edmonton real estate average sale price per square foot has followed what the Edmonton average sold price per square foot has done over the last 2 years and now into 2011.  Summerside is just a touch lower than the Edmonton average selling price per square foot, and hasn't exceeded the Edmonton average in the last 2 years.  The closest Summerside came to the Edmonton average was in the first quarter of 2010.

The Silver Berry Edmonton real estate average sale price per square foot has been weaker than the Edmonton sold price per square foot so far in 2011.  In fact, Silver Berry has really slipped against the Edmonton selling price per square foot since the middle of 2009.  As I have mentioned in previous posts, Silver Berry does have a high number of 2 story homes which are lower on a sale price per square foot basis than bungalows and bilevel styles.

March 2011 came in like a lamb and went out like a lion.  The average prices strengthened considerably in the single family detached sector and the sales built steadily as the month of March moved on.  I've put together some comparisons to previous years to give a better idea of the market. Our inventory is staying at a decent level, and the new listings are lower than normal.  The improving sales numbers with a steady inventory level are helping prices strengthen.

The Rundle Heights Edmonton real estate average sale price per square foot has been close to the Edmonton selling price per square foot in late 2010 and so far in 2011.  Rundle Heights had a few really strong quarters in 2009 on an average sold price per square foot basis.  The strongest quarter for Rundle Heights was the 3rd quarter of 2009, which is in contrast to the strongest quarter in Edmonton which was the 2nd quarter of 2010.

The Tamarack Edmonton real estate average sale price per square foot has been weaker than the Edmonton average sold price per square foot.  Tamarack has been getting closer to the Edmonton average selling price per square foot in the last quarter of 2010 and so far in 2011.  Tamarack does have a higher percentage of 2 story homes and this partially explains the lower average sold price per square foot.

The Cameron Heights Edmonton real estate average sale price per square foot has been close to the Edmonton selling price per square foot.  Cameron Heights did have a couple really strong quarters that were exceptions, one in the 3rd quarter of 2009 was almost double the Edmonton average sold price per square foot!  In this quarter, Cameron Heights had a $2.3 million dollar home sold.

The Prince Charles Edmonton real estate average sale price per square foot generally has outperformed the Edmonton average selling price per square foot.  Prince Charles did have a couple softer quarters where the average sold price per square foot dipped under the Edmonton average in 2010.  In 2011, Prince Charles has bounced right back and is above the Edmonton average once again.

The Killarney Edmonton real estate average sale price per square foot has surged up to the Edmonton average selling price per square foot every other quarter on average.  Killarney traditionally has had it's strongest quarters in the beginning of the year.  2011 has been strong so far for Killarney, especially after coming off a real weak sold price per square foot at the end of 2010.

The High Park Edmonton real estate average sale price per square foot was matching the Edmonton average selling price per square foot for most of 2009 and 2010.  High Park had a soft 3rd and 4th quarter in 2010 and slipped much lower than the Edmonton average sold price per square foot. High Park did recover and has been higher than the Edmonton average so far in the first quarter of 2011.

The Lendrum Place Edmonton real estate average sale price per square foot has been quite a bit stronger than the Edmonton average sold price per square foot for 2009, 2010 and into 2011.  The weakest quarter for Lendrum Place was the last quarter of 2010, and Lendrum Place's average actually slipped under the Edmonton average.  Lendrum Place did have it's average selling price per square foot bounce back strongly in the first quarter of 2011.

The Windermere Edmonton real estate average sale price per square foot has been fairly close to the Edmonton selling price per square foot.  Windermere did have a couple very strong quarters, one in the first quarter of 2009 and the second was in the third quarter of 2010.  Windermere exceeded $300/sq ft in both of those quarters. Windermere was weaker on a sold price per square foot basis in the last quarter of 2010, but so far in the first quarter of 2011 Windermere has moved back to the Edmonton average.

The Mcleod Edmonton real estate average sale price per square foot has been under the Edmonton average, but recently has been moving up.  Mcleod was stronger than the Edmonton average selling price per square foot in the last half of 2009 and early 2010.  Mcleod had a weak 2nd quarter of 2010, while Edmonton had its strongest quarter at that time.

The Belmont Edmonton real estate market in Clareview has seen the average sale price per square foot follow the Edmonton average.  Throughout most of 2009 Belmont was outperforming Edmonton's selling price per square foot.  Belmont was starting to return to that strength in the last quater of 2010, but has fallen back in the first 2 months of 2011 against the Edmonton average sold price per square foot.  That average in 2011 in Belmont is based on a small sample size of only one home, so it should be taken with a "grain of salt".
