The La Perle Edmonton real estate market average sold price per square foot has been stronger in the 2nd quarter of 2011.  La Perle has strengthened back to the Edmonton average sale price per square foot after a weak 1st quarter in 2011.  The first quarter in 2011 saw quite a few 2 story and 4 level split homes sell in La Perle, which tend to skew the average downwards.

The Blackmud Creek (aka Southbrook) Edmonton real estate average sale price per square foot has followed the Edmonton average very closely.  Blackmud Creek did have a weaker month in April in comparison to the Edmonton selling price per square foot.  The last time that Southbrook dipped under the Edmonton average was back in the 4th quarter of 2009.  We will see if Southbrook can rebound in the remainder of the quarter.

The Prince Rupert Edmonton real estate average sale price per square foot has stayed fairly close to the overall Edmonton average selling price per square foot.  Over the last couple years the Prince Rupert neighbourhood has been traditionally higher than the Edmonton average sold price per square foot.  It will be interesting to see if Prince Rupert's property values go up in value as the old Municipal Airport land is developed in the coming years.

The Haddow Edmonton real estate average sale price per square foot has fallen a small amount in the first quarter of 2011, while the Edmonton selling price per square foot has risen.  Looking at April's numbers, the sold price per square foot in Haddow has actually slipped underneath the Edmonton sold price per square foot.  This is only based on two sales in April in Haddow which is a pretty small sample size to generate too many conclusions from.

The King Edward Park Edmonton real estate market average sale price per square foot has continued to outperform the Edmonton selling price per square foot into 2011.  So far in April, King Edward Park's average sold price per square foot has jumped higher over $330/sq ft.  This doesn't quite reach King Edward Park's high of $340/sq ft set in the third quarter of 2010, but the trendline is definitely approaching that number.

The Forest Heights Edmonton real estate average sale price per square foot has continued to be strong in the first quarter of 2011.  The Forest Heights selling price per square foot has clearly recovered from the weak 3rd quarter of 2010, when it was approaching the Edmonton sold price per square foot.  Forest Heights proximity to downtown and the river valley continues to make this a high demand Edmonton neighbourhood.

The Jamieson Place Edmonton real estate average sale price per square foot has continued to stick closely to the Edmonton selling price per square foot in 2011.  Jamieson Place has only had a couple quarters in the last 2 years where it varied off the Edmonton average by a significant amount.  Jamieson Place did have a softer 4th quarter of 2010 than Edmonton did, but as can be seen in the graph, 2011 has been stronger for Jamieson Place.

The Glenora Edmonton real estate average sale price per square foot has fallen off substantially in the first quarter of 2011.  Glenora is actually coming closer to the Edmonton selling price per square foot average.  This can be explained though.  Glenora had only 3 homes sell in the first quarter of 2011, and 2 of the 3 were on the busy 102nd avenue.  So, the average sold price per square foot is a bit misleading in Glenora so far in 2011.  I expect the average in Glenora to bounce back in the next quarter of 2011.

The Canossa Edmonton real estate average sale price per square foot has continued to follow the Edmonton average selling price per square foot.  Canossa is very close to the Edmonton average but has not quite pushed high enough to exceed the Edmonton sold price per square foot.  Canossa did increase in the first quarter of 2011, but it did not increase as much as the Edmonton's average pace. Canossa has actually been very stable the last 3 quarters and did not go through a price correction in the last quarter of 2010.

The Montrose Edmonton real estate average sale price per square foot fell in the first quarter of 2011.  Unlike Edmonton, Montrose's average selling price per square foot so far in 2011 is lower than the 4th quarter of 2010.  The average in Montrose did dip in 2011 as a result of an older 1929 home sale and another sale that was basically lot value.  It will be interesting to see in the next quarter if Montrose can recover and exceed the Edmonton average sold price per square foot again.

The Klarvatten Edmonton real estate average sale price per square foot had a really strong start to 2011 and now exceeds the Edmonton selling price per square foot.  The last time Klarvatten was higher than the Edmonton sold price per square foot was in the last quarter of 2009.  Klarvatten's average sale price per square foot jumped 10.5% in the first three months of 2011!

The Ottewell Edmonton real estate average selling price per square foot has increased strongly in the first quarter of 2011, Edmonton has improved too, but Ottewell has increased at a faster rate on a sold price per square foot basis.  The 4th quarter of 2010 was a weaker one in Ottewell, but as can be seen by the graph, the sale price per square foot has really bounced back so far in 2011.
