Belmead has seen it's average selling price per square foot vary from the low $210's to almost $300 in the past quarters. The cause of this volatility is due to the number of two story style homes that sell in each quarter. When more of them sell in a quarter, the average sale price per square foot plummets in Belmead. The Glenwood neighbourhood in west Edmonton has seen a steady average sale price per square foot. Glenwood has many good sized lots with 50 foot plus in frontage and has attracted infill buyers. The highest price that a home sold for in 2011 in Glenwood was $1,350,000. What is amazing about that is the fact that Glenwood's average sale price in 2011 was only $303,701! The Jamieson Place real estate average sale price per square foot had a weaker 4th quarter in 2011. The average sold price per square foot in Jamieson has dropped below the Edmonton average again. Interestingly, Jamieson Place rarely stays below the Edmonton average and in the past few years has always rebounded back over the Edmonton average in the next quarter.
