In late January 2009, SimuQuest, Inc., issued the challenge to Jason Tucker to find the perfect office space for their growing company in Ann Arbor, Michigan.

The requirement entailed being in close proximity, walking distance, to the downtown business district of Ann Arbor, Michigan, the space needed to include office furniture, have room to grow, and be affordable.  The search included several available suites ranging from 1,000 to 1,500 SQ FT of office and research and development space.  After months of due diligence and negotiations with various landlords, a lease was signed and SimuQuest moved into their new home in April 2009.

During the second quarter of 2009, the Detroit industrial market continued to weaken.  The third consecutive quarter of negative net absorption has added 7.3 million square feet of space to the market, 5.1 million square feet of which have been added in 2009.  The vacancy rate increased to 18.0%, its highest level on record, from 17.1% in the previous quarter.  The average asking rental rate fell in the second quarter to $4.25/sf from $4.37/sf reported during the first quarter, and is down 4.0% from $4.43/sf over the last year.  Rents have declined 23.9% from $5.59/sf, the peak during the third quarter 2000.

In the Groesbeck submarket, the vacancy rate climbed to 15.8% from 14.0% reported in the first quarter and is up from 10.8% reported one year ago.  Net absorption was negative as nearly 1 million square feet were returned to the market.  Rents dropped to $4.02/sf from $4.34/sf in the previous quarter, and are down 10.9% from one year ago.

A slight reprieve was seen in the Detroit office market in the second quarter of 2009. After six consecutive quarters of negative absorption, 69,244 square feet of space was removed from the market as the vacancy rate held at 22.5% from the first quarter. The vacancy rate is up from 21.5% one year ago and has remained above 20.0% for the past three years. The average asking rental rate fell in the second quarter to $19.75/sf from $19.90/sf at the end of the first quarter, and is down 2.4% from $20.24/sf over the last year. Rents have declined 12.6% from $22.60/sf, the peak during the fourth quarter of 2000.

According to the Bureau of Labor Statistics, employment growth in the Detroit metropolitan area was -6.2% for the 12 months ending in May 2009. The decrease in employment represented a loss of 47,900 jobs, indicating the largest amount of jobs lost in any 12-month period the BLS has on record, which dates back to 1990. The Consumer Price Index for Detroit advanced by 0.2% from February to April. The index declined 1.4% for the 12 months ending in April.

If you're planning to hire a moving company to move you within the state of Michigan, make sure the company you choose has a license from the Michigan Public Service Commission (MPSC). Recent changes in state law now require all intrastate household goods movers to have a license or "operating authority" from the MPSC. An intrastate mover is defined as one that operates only within the state. You can tell if an operator is licensed by looking for the required MPSC numbers and current year decal on the side of the truck's cab.

The new state law has a number of consumer protection provisions.

Some of these provisions include:

  • You may now negotiate the cost you pay for local moves (under 40 miles). Getting the best price may require you to get more than one estimate.

     
  • Moves over 40 miles are subject to regulated rates - but total cost may vary based on the number of additional services required.

  • Carriers may be financially responsible for actual loss or damage to property caused during a move, subject to the provisions of the new law.


Remember, a mover is breaking the law if they are moving you and are unlicensed. And it may cost you more than you bargained for!
