commercial: Not Another Office Lease Nightmare Story!? - 07/16/09 10:41 AM
Yet again, we met with another company and the story is the same! So many of these companies signed leases in a "different" market, and the lease that they had agreed upon included an annual increase, or a rent escalation, usually of $.50 cents per square foot per year. The problem is, they are in their 3rd or 4th year of a long term lease and they are now paying an exorbitantly high price per square foot. In some cases, they are paying close to DOUBLE what the market rate is. What is Rent Escalation? Fixed rent over a longer-term lease

commercial: Tucker's 2 Cents - What industries to focus on for 2009: - 04/07/09 01:09 PM
Hey everyone! While revising my annual commercial real estate business and marketing plan, it seemed beneficial for me to gather opinions of other people from my professional industry. This post is focused on my target customers for 2009 and I would be very interested to hear your thoughts and comments on the same topic. For 2009 I will be focusing much of my efforts on the following industries: Alternative Energies - There have been accounts of numerous new companies, projects and ventures in the alternative energy field. All of which may need facilities, land and/or office space. Emerging Technologies - There

commercial: What's it Worth? Deriving Your Capitalization Rate - 03/12/09 12:08 PM
How do you know what a commercial income property is worth? How do you know that you can get your desired return on your investment? Is there a way to calculate the maximum you can pay for an investment and still achieve your investment goals? This article will answer these questions and more about valuing income property. Many real estate investors determine the value of an income property by using the capitalization rate, aka cap rate. It is probably the one most misused concept in real estate investing. While brokers, sellers, and lenders are fond of quoting deals based on the cap rate,

commercial: WHY do YOU think we should be OPTIMISTIC about 2009?? - 12/29/08 01:12 PM
I think 2009 is going to be a GREAT year!! All of the negative hype and hyperbole aside, lets look at what we have: There is a growing awareness of global peace and harmony. There is a renewed drive for energy conservation and green initiatives. The looming demise of the American auto industry will bring forth new innovation in never-seen-before alternative power sources. There is a new playing field in the business world and corporate corruption will be more difficult than ever before. The war is no longer popular and it's ending, just ask all of our allies that have already

commercial: What do you think? - Is now the time? - 06/22/08 02:59 PM
It's a simple question. Is now the time to invest in Real Estate? Top athletes know when its time to renegotiate their contracts. Stock brokers know the best time to buy quality stocks. Oil companies know the best time to tighten the surplus and raise prices. Gold refineries know the best time to buy used gold. and the best poker player knows when to push all in... Think about it. Now is the time to invest in Real Estate. Is it really going to get worse or are there bountiful opportunities right in front of your very eyes? I believe we're

commercial: Thoughts Over Won Ton Soup - 06/13/08 04:46 PM
Well, it's the end of the second week in my new office and this afternoon I'm doing a bit of reflecting. It's been a whirlwind, getting back into the groove, the many things I've accomplished in such a short period of time, juggling pretty much everything. But I'm not complaining and I'm loving every minute of it! Lets see? Here's a pretty good list of what I've done: On the first hour of the first day I attended a 1-hour Continued Education Training course on LEED Accreditation and Green Buildings. Then I worked on setting up my office, including getting on

commercial: "GREEN" Buildings and Sustainability - What Is It All About and What Does It Mean To Me? - 06/11/08 11:41 AM
Architects draw plans and contractors build buildings, but neither really controls what goes on there. The power of the bank account puts the owner in control of every project. With constantly increasing energy costs along with many other factors more owners are investigating green buildings for themselves. Green is everywhere today, and is becoming an integral aspect of business strategy, from corporate philosophy to marketing tactics. A recent national survey of the commercial real estate sector revealed that nearly two-thirds of respondents allocated funds to green initiatives, while the majority said their sustainability investment would increase in 2008. So let's

commercial: Seven Ways to Overcome Negative Sales Stereotypes - 06/10/08 01:50 PM
By Al Uszynski The public's impression of sales professionals is enlightening, and disheartening. During my time as a professional salesperson, I've heard some interesting opinions from a variety of people. One I'll never forget happened during a visit to Cornell University where I was conducting job interviews for sales positions. I remember the candidate who told me, "To be good in sales you have to be good at bull-s----ting your customers." I was surprised to hear such a dumb statement from a job seeker, never mind an Ivy Leaguer. R-rated movies like Tin Men, Glengarry Glen Ross and Boiler Room

commercial: Setting a Standard for Your Business - 06/09/08 10:28 AM
By Paul Montelongo The foundation for your success in your business, or any other business for that matter, is to establish standards for your business. In order for your goals and dreams to become a reality, a set of measurable elevated standards must be designed. Standards, in this instance are more accurately known as ideals, ethics and principals that will govern your business. These are more than just the values of integrity and honesty, as those should be a given in order to stay alive in business for the long term. Here are 4 components of having a business that is
