Things to do in Hemet: Now Playing at the Movie Theater in Hemet - 09/28/07 04:09 PM
Do you like the movies as much as the Hemet Home Loan Guy? Things to do in Hemet: What's playing at the movie theaters in Hemet this weekend, plus what to see and what to avoid.
First...here's the Regal Cinema marquis photo for this weekend. Sometimes it's funny and sometimes is just sad. Is it that they can't afford the magnetic letters they need? Or can't afford to hire people who can spell? It drives my wife and I bonkers, so we're going to post it each week until they get it right!

Things to do in Hemet: How to Breast-feed, drive stick-shift, put on makeup and drink coffee at the same time - 09/27/07 01:32 AM
There were times when I would talk to my mom while she was busy doing other things. I would ask her to stop and to listen to me, and this was a common response: "Honey, I can listen to you and do these other things.  I'm a mom.  I used to breast-feed you, drive stick shift, drink coffee and put on my makeup all at the same time."
Were traffic laws loose in the 1970s, or what!?!
The pace in Hemet may be slower than other cities in California, but modern life is simply fast-paced. You have to be careful or you'll miss it.

Mortgage Deception: "Fed Slashes Interest Rate by a Half-Point! Refi & Save!" - 09/25/07 04:46 PM
There's a mortgage company advertising online with this deceptive headline: "Fed Slashes Interest Rate by a Half-Point!  Refi & Save Today!"
How is this deceptive? What this mortgage company isn't telling you: the Federal Reserve Board doesn't control mortgage rates at all...it regulates the short-term interest rate that banks use to lend money to each other overnight. In fact, when the Fed acts to change the overnight rate, the effects are unknown until six months to a year later.
Since the Fed lowered their rate on September 18th, the 30yr fixed mortgage rate actually climbed .25%. Why is that? The simple answer is that the fixed rate … (10 comments)

Step into your Greatness - Like Paul Potts from Britain's Got Talent - 09/22/07 11:33 AM
Have you seen this video of Paul Potts from Britain's Got Talent? Jolynne showed me this on you tube last night and I thought it was a powerful reminder that we all have greatness inside of us.
Paul is...or was...in sales, selling mobile phones.  But he had this dream to sing opera.  When he steps up to the mic and says he wants to sing opera, you will probably think to yourself "Oh, brother!"
This video actually brought the Hemet Home Loan Guy and his wife to tears.  There's something powerful about it; Potts' humility, his dumpy oufit, his everyman job.  His, um, stereotypically … (23 comments)

Breaking the Rules...Did you know this? - 09/22/07 11:33 AM
THIS WILL DRIVE ME NUTS!!!  Sometimes ignorance really is bliss, you know?
My brother-in-law is a detective for the Riverside County Sheriff's department and lives in Hemet just around the corner from me.  And as a detective, he writes A LOT of reports.
He mentioned to me in a casual, off-hand kind of way, that when you type with a word processor, you only put ONE space after a period.  The TWO space thing was only for using a typewriter.
HUH?!?  I've always put two spaces after a period (and am doing it as we speak, or, er, blog).  Then I googled it...and he's … (67 comments)

How to send a personal email to 2500 people - Outlook Mail Merge with Word - 09/20/07 02:33 AM
Some companies will spend thousands of dollars on a contact management system.  Some Realtors will pay money to subscribe to Top Producer or some other database.  As for me, the hub of all my systems (contact management, direct mail, follow up, time management) is good old Outlook.
Recently I read two great Outlook articles from my Realtor associates in the Active Rain social network:

Somebody Spiked My Google Juice! - Active Rain and the Strange Search Engine Result - 09/18/07 03:41 AM
I've been a member of the Active Rain social network since November, but only recently got serious about blogging.  Being a home loan guy instead of a Realtor, my localism posts tend to be about 'things to do' in Hemet rather than specific real estate information, or maybe just personal interest stuff.  This has led to some interesting search engine placement!
One of the benefits of writing personal stuff as well as the real estate stuff is that you get to meet people and build something more than a business acquaintance; you start to build friendships.  For instance, Jennifer Bukaty and I … (75 comments)

How to Choose a Mortgage to Buy or Refinance in Hemet - 09/15/07 12:14 PM
Looking to buy or refinance a home in Hemet?  How do you choose the right mortgage for your Hemet real estate?
The most important thing is that it is your decision.
Buying or refinancing your home is an important decision, so you'll need the help of a trusted mortgage loan expert.  But the loan officer's job is not to tell you what to do.  Their job is to give you what you need so that you can make a decision about which home loan works for you.
If you're going to need the help of a real estate professional, how do you choose?  Here … (0 comments)

Homeschooling in Hemet? River Springs Charter School Offers Alternative - 09/15/07 12:47 AM
Homeschooling in Hemet?  River Springs Charter School offers an alternative to 'school as usual'.  The Hemet Home Loan Guy grew up going to public school and had a great experience, but my wife and I decided to check into the idea of homeschooling.
In the process we found an alternative that allowed us to stay connected with the public school system but allow us the freedom to direct our children's education: River Springs Charter School (formerly Eagles Peak Charter School).
This summer we decided to study the concept of homeschooling, to see if it 'fit' our family.  I don't think I'd say that … (10 comments)

When Bad Loans Happen to Good People - A Letter - 09/14/07 09:53 PM
Today I got a letter unlike any other I've received. It's not uncommon in my business as a mortgage loan expert, to get letters from my clients.  I encourage other real estate professionals to collect them.  But the letter I got today was from somebody who chose not to refinance their home with me...and I wanted to share the letter.
Dear Joey Aszterbaum,
Two years ago I applied with you to refinance my home in San Jacinto.  Your company is my local credit union, so we met in your office to talk about what you could do for me.

Modeling
Real estate success principle number five is this: Modeling.  Modeling has been a key to my success as a mortgage loan professional.  You might have seen my work in the "Men of Real Estate 2007 Calendar".
No, that's not what I mean by modeling!
By modeling I mean Learning from the Best.  Finding somebody who is excellent at what they do and learning from it.
One way to learn is to 'borrow' the successes and experience from others.  The other way … (32 comments)

Who were YOU before real estate? I was a rock musician. - 09/08/07 04:48 AM

A Loving Husband (a joke) - 09/07/07 04:14 PM

The man though about it and told him he would just have her shipped home.  The undertaker asked, "Why would you spend $5,000 to ship your wife home when it would be wonderful to be buried here and you would spend only $150?"
The man replied, "Long ago a man died here, was buried here, and three days … (26 comments)

"I don't know what to do any more. She and I are hardly speaking and on top of the money problems our marriage is being threatened as well. Is there any hope for us to get out from under this huge payment? "
I was painfully reminded of how money problems are the greatest cause of divorce this week.  Both of the families that are being threatened by bad financial decisions came to me for advice as a mortgage loan professional.  One man from Escondido contacted me through Active Rain and gave me permission to share his letter.  Here it is:

Funny Video...but Good Advertising, Too - 09/04/07 12:40 AM
When you put something out there...say, a giant 12-foot version of your head on a billboard, for example...you just never know what might come back to you!
A while back I decided to step up some of my advertising by adding a billboard.  You have no idea how many car accidents there were in Hemet while the billboard was up, but that's not the important part.
The important part is that sometimes, when you take action, there are totally unexpected consequences.  This is called the Processional Effect.  Here's what happened in this case:

Josh can be very literal-minded.  He gets a very serious face and says to Telah:
"That's not true, mom.  You need food and Jesus, too."
I thought this might brighten your day like it did mine.  What is it that you need?  My prayer for you is every good gift, lots of love...food and Jesus, too.

7 Secrets to Success - Step Three: Raving Fans - 09/02/07 03:12 AM

Raving Fans.
This third secret is one of my favorites: Raving Fans.  The Raving Fans strategy refers to third party endorsements.  Whether you're a real estate professional or another business person, people expect you to go on about your service.  But they don't know whether or not to believe you.
But when a third party endorses you to a prospect, that can be powerfully persuasive.
This strategy is particularly effective when the third party endorsement comes from someone that your prospective client can … (13 comments)

The second secret to success as a Realtor or business person is owning and using a database.  Using a database is of the utmost importance.  It's so important that when they give you your real estate license, they should give you a database...maybe before.
Some companies spend thousands or ten thousands of dollars on database management.  Why do they do that?  Because contact management is a lead generation strategy and if you're going to do business … (12 comments)

Success is a team sport.
The next level of success for you as a Realtor or business person is improving the quality of your success team.
You might be unused to thinking in terms of a success team.  If so, it's time to start.  Success is a team sport.  A team is greater than the sum of its parts.  People working together can form synergy.  Another way of saying this is that sometimes 1+1=2.  But when a team works synergistically, there … (2 comments)

Things to do in Hemet: Siam Gardens Restaurant - 09/01/07 12:38 AM
One of the reasons I love living in Hemet is that it still feels like a small town, but it has more and more great restaurants and other experiences.  Tonight my wife Jolynne and I decided to have Thai food, so we dropped the kids off at Grandma's house and went to Siam Gardens.
Siam Gardens is on the south side of Florida Ave between San Jacinto and Girard.  It's not easy to find, because it's way back of a parking lot, behind the new-ish Gus Jr. burger stand.
