H2 Go Economizer This is a partially bulit cannister that we built this weekend to install on our 2000 Ford Explorer.

What we have done is to create hydrogen gas through this container and pump it to our intake exhaust system of our SUV.

The test results from just one day is quite impressive by our standards.

The New Hampshire Association of REALTORS released their market trend report written by Peter Francese, as usual Peter make us really think about the future of New Hampshire’s real estate market.

Most REALTORS we’ve been talking to report an increase in activity, not a lot but an increase. June traditionally is a slow month with graduations and vacations but our personal Internet hits are up and we have customers out looking at homes.

I've been MeMe'd again

I have been MeMe'd again and this time by a New York Giants football fan. I think Danny Thornton likes to pile it on when a guy is down.

1. Who is your favorite musical artist? There are a lot of groups that are my favorite especially bands from the 60's. The one that really hits home for me is a band called Cream, Eric Clapton, Jack Bruce and Ginger Baker, this trio has got to be one of the best bands to come out of this era. There talent has been nothing less than short of spectacular. Their mix of Blues, Pop Rock and Psychedelic rock has made this band one of the all time greatest bands ever formed.

2. Who is your favorite artist?

The BountyHelen Blake is my favorite artist. She was a client of mine that entrusted me with the sale of all her properties back in the mid 80's. She was a sweetheart and she painted a few pastels of our sailboat we had back in the 60's and she also gave me a nice bird of paradise painting that she painted. She was a very classy lady.

3. Who is your favorite blogger? While blogging is fairly new and I have only been reading blogs since November of '06 I think this is a tough question. I guess I can honestly say if I have you in my feed reader then you are my one of my favorites.

4. If you could meet anyone (alive or dead), who would it be and what is the most interesting thing about them? For me this is a no brainer. I would love to meet Jesus Christ as his life was amazing to say the least. Just to walk along side him and watch the miracles that he performed would be just spectacular.

5. What did you want to be when you grew up? I probably always wanted to be a professional sports player. I guess depending on the season we were in I wanted to be a professional in that sport. I am a sports fanactic and I truly love all the major sports and the not so major sports as well.

6. What is the most interesting piece of trivia you know? New Hampshire was the first state to say it no longer wanted to be a part of England.

We were also the first state to have a statewide MLS.

7. If you could live in any point in history what would it be and why? I would like to have lived back in the early 1600's when the Pilgrims landed here in Massachusetts and settled here. It would be amazing to live amongst some of these great leaders who left england to start a new adventure that changed the world.

8. What is the most interesting job you have ever held? I worked as a chef's assistance in Carmel Valley California at John Gardiner's Tennis Ranch. I was fortunate enough to see a few famous people I might not have ever seen. I saw Rhonda Flemming, Vivian Vance (Ethel on I love Lucy), Clint Eastwood, Johnny Carson and I just missed John Wayne by a week. The chef's I worked with were truly genuine caring people who really enjoyed what they did. This was a fun job as I received free room and board and at least two meals a day. Not bad for a twenty year old at the time.

 

 

Taking cell phone calls while with clients/customer

Cell Phone I often find it amazing when I see agents walking around with clients/customers in the middle of demonstrating a home stop and answer their cell phone. Do they say excuse me? No, not these agents.

I know there are many reasons why we need to answer our phone. It could be we need to take a call from another agent we are meeting later on or we are waiting for more information about a house we are showing with these clients.

What about the agent that is sitting in the conference room writing a contract and stops to chit chat with a buddy. Is this rude or what? I see it all the time and I wonder what the clients are thinking.

A couple of weeks ago I had to meet an agent at a property he was showing in order to drop off an escrow check on a sale we put together. I pulled up in front of the house and waited for him to come out.

He exits the house on his cell phone which cracked me up and I get out of my car to hand him the check. He is still talking and talking to me at the same time. I just chuckled inside.

I am thinking where are his buyers? Out of the corner of my eye I notice the listing agent walking from the back yard with her phone in her ear. Where are the buyers? At least five minutes go by and both agents are still on their phones and then finally the buyers come walking out of the house.

Both agents say they have to run to whoever they were talking to and then they say goodbye. Everyone mingles in the middle of the street and off we all go.

I guess I might be "old school" but then again I wonder how the buyers felt being left alone to wander on their own while the agents are chit chatting. I guess I wouldn't mind being left alone to talk to my wife about the property but if my agent was taking phone calls that had nothing to do with us, that would bother me.

I feel if you are going to take a phone call then that phone call should be about the clients/customer, not about what tee time you have to make tomorrow or about your girlfriend taking little Johhny to the dentist.

If it's an emergency from home that is understandable and please keep your phone on silent. It's all about the client/customer not you.

"We had 7 offers returned for best. One was selected and approved Friday at 6pm."

Found this out on Sunday at 3:00 pm.

Showed the house Saturday morning at 11:00 am after Monika called to set up an appointment. I wrote the offer later in the day. Called the listing agent's office and got disconnected 3 times looking for information and the required disclosures and addendum's.  Person answering the phone finally said she would leave a message for the listing agent and they would get me what I needed. 

Never heard a thing and I finally emailed the listing agent Sunday morning letting them know I had an offer for them.

Met the buyer Sunday morning to collect the check, talked with the lender to get an updated per-approval. Monika called the listing agent, left a message, called her office left another message. 

Monika called again for the third time and the person answering the phone said the "listing agent will call you back if she wants to" IF SHE WANTS TO.

DejectedWHAT!!!!

We called her office again about the offer and asked her how she would like me to deliver the paperwork. This is her response...

"We had 7 offers returned for best. One was selected and approved Friday at 6pm."

Friday at 6pm....WHAT !!!!

Time invested... 3 hours

Buyers time invested... 4 hours 

Happen to luck out and get a an Unprofessional Listing Agent...priceless

Get a second opinion ...

Saab 2001I have a 2001 Saab 9-5 Wagon with a little over 100,000 miles. Seems to run just fine as I change the oil regularly at 3-5,000 miles faithfully. My wife Monika took the car to Concord, NH a couple of months ago to a REALTOR meeting and when she just about got there she could here some scraping noise and when she got out of the car she could see there was a problem. She asked for some help and a few guys said that there was metal hanging from under the car near the muffler.

So, when Monika was leaving the meeting in Concord she stopped off at a garage and they told her she needed a new muffler and that the heat shields were rusted. They told her the muffler was so loose that it was ready to fall off at any moment. When Monika got home I noticed it was loose but it wasn't all that bad. I called my mechanic and he said a new muffler would cost around $850.00 to install and he would order one and call me when it came in. I still have not heard from him.

Of course I procrastinated getting this done and although I knew the muffler was loose it hadn't fallen off.

We are headed to Washington D.C. for our annual REALTOR conference the second week of May. So, after much prodding and insisting I finally took Monika's advice to get a second opinion and get the muffler checked out. I called Meineke Car Care Center in Plaistow, NH. I had them change the oil and I asked them to give me a price for a new muffler. They took me in at 10:00 this morning and by 10:40 I was on my way home.

Ernie checked me in and as he returned from the shop and mentioned I didn't need a muffler as it was just fine and not leaking and it only needed to be anchored as it was a little loose. It is stainless steel and does not rust. The heat shield's were rusted but not falling off. He welded the piece that was loose to the frame and changed the oil and I was all set to go. It cost me $20.00 to get the welding done.

It pays to listen to your wife and get a second opinion. I am pissed at the garage in Concord as they were definitely trying to take advantage of a women woman.

WordPress 2.5.1 Upgrade a Complete Success or Is It

wordpress.org I hesitated upgrading to WP 2.5 for a few weeks and when we started making Listings by Address Blogs we were using WordPress 2.5 as a new install as opposed to upgrading from an already used blog.

I really liked the dashboard and the way you can upgrade your plugins within the plug-in directory as opposed to using ftp to upload your files. Uploading different types of media is now a breeze and when Monika mentioned how much she liked WP 2.5 I knew I had to bite the bullet and upgrade.

I first tried to upgrade my Real Estate Golfer blog over the weekend. I first backed up my blog by using this plug-in atwp back up plugin IF...  click the If graphic to get the plug-in.

Once I backed up the Real Estate Golfer I was ready to use the Instant WP Upgrade Plug-in which is another great plugin that does work... if all is right. LOL This Plug-in can be found at the following weblog.  This is worth the effort to have as I have used it a few times to  upgrade from earlier versions. Click on the graphic below from Zirona Open Source Consulting to get this great plug-in.

Well , I tried to upgrade the Real Estate Golfer but I ran into a glitch that didn't allow me to upgrade.  I will  have to  figure that out  later.  WP Instant Upgrade                                    

So, today I decided to back up the New Hampshire Real Estate Blog and try and see if I could upgrade it better than I did the Golfer blog. 

With the press of a couple of buttons it went so smoothly I couldn't believe it. Now we will see if we have any glitches using it as it is almost to good to be true. If you need help please lmk and I will try and help.                    

 

Atkinson NH Golfing...it can't get any better

Real estate is networking and where better to meet future customers and clients than on a Golf Course. One of my favorite local places is the Atkinson Resort and Country Club and Golf resort. Not only does it have a great place to celebrate the 19th hole but it's also a pretty tough course.

Today I'll tell you about hole # 1

It is  very short and a lower handicap player should use no more than a 3 wood off the back tees. I see so many players hit driver and get themselves in a lot of trouble.

So if you set up your shot right you'll be able to to come into this green with a short iron.

From the back tees it plays about 350 yards and trees abound the right side and the left  has a line of trees and a road that is O.B. which leads to the clubhouse.

A long sand trap hugs the left side of the fairway at about 150 yards out and many a tee ball finds it way in the sand. The right front of the green is also guarded by a large bunker and the green is firm and slopes front to back. So, a nice lofted approach shot is necessary.

The course is 6500 yards from the back tees.

Next I'll break down the next few holes for you.

Golf Season is here and the Atkinson Resort and Country Club is a great place to spend a few relaxing hours golfing.
