      <title>Hampstead New Hampshire Fright Night</title>
      <description>&lt;p&gt;Last night after dinner I took Monika out to go look at a house on Emerson Avenue that was all decked out for Halloween. These people decorate their house for Christmas too and it is magical.&lt;/p&gt;
&lt;p&gt;I don't know how much money they spend every year but I do know the electric company sure does love them. I spoke with the owners father and he said Christmas was the most costly because they entertain the neighborhood for two weeks during the Christmas season. HAlloween isn't all that bad. LOL&lt;/p&gt;
&lt;p&gt;Here is what we saw tonight.&lt;/p&gt;

&lt;p&gt;The &lt;strong&gt;New Hampshire Association of REALTORS&lt;/strong&gt; released their market trend report written by &lt;strong&gt;Peter Francese&lt;/strong&gt;, as usual Peter make us really think about the future of New Hampshire&amp;rsquo;s real estate market.&lt;/p&gt;
&lt;p&gt;Most REALTORS we&amp;rsquo;ve been talking to report an increase in activity, not a lot but an increase. June traditionally is a slow month with graduations and vacations but our personal Internet hits are up and we have customers out looking at homes.&lt;/p&gt;

Who could have imagined a year or two ago the price of gas and heating oil rising above four dollars a gallon? Unless something is done to bring down fuel costs, housing throughout this region will become less affordable....&lt;/p&gt;

She was a very classy lady.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;3. Who is your favorite blogger?&lt;/strong&gt; While blogging is fairly new and I have only been reading blogs since November of '06 I think this is a tough question. I guess I can honestly say if I have you in my feed reader then you are &lt;span style=&quot;text-decoration: line-through;&quot;&gt;my&lt;/span&gt; one of my favorites.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;4. If you could meet anyone (alive or dead), who would it be and what is the most interesting thing about them?&lt;/strong&gt; For me this is a no brainer. I would love to meet Jesus Christ as his life was amazing to say the least. Just to walk along side him and watch the miracles that he performed would be just spectacular.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;5. What did you want to be when you grew up?&lt;/strong&gt; I probably always wanted to be a professional sports player. I guess depending on the season we were in I wanted to be a professional in that sport. I am a sports fanactic and I truly love all the major sports and the not so major sports as well.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;6. What is the most interesting piece of trivia you know?&lt;/strong&gt; New Hampshire was the first state to say it no longer wanted to be a part of England.&lt;/p&gt;
&lt;p&gt;We were also the first state to have a statewide MLS.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;7. If you could live in any point in history what would it be and why?&lt;/strong&gt; I would like to have lived back in the early 1600's when the Pilgrims landed here in Massachusetts and settled here. It would be amazing to live amongst some of these great leaders who left england to start a new adventure that changed the world.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;8. What is the most interesting job you have ever held?&lt;/strong&gt; I worked as a chef's assistance in Carmel Valley California at &lt;a href=&quot;http://www.gardiners-resort.com/&quot; title=&quot;Gardiners Resort and Tennis Club&quot; target=&quot;_blank&quot;&gt;John Gardiner's Tennis Ranch&lt;/a&gt;. I was fortunate enough to see a few famous people I might not have ever seen. I saw Rhonda Flemming, Vivian Vance (Ethel on I love Lucy), Clint Eastwood, Johnny Carson and I just missed John Wayne by a week. The chef's I worked with were truly genuine caring people who really enjoyed what they did. This was a fun job as I received free room and board and at least two meals a day. Not bad for a twenty year old at the time.&lt;/p&gt;

Do they say excuse me? &lt;strong&gt;No&lt;/strong&gt;, not these agents.&lt;/p&gt;
&lt;p&gt;I know there are &lt;strong&gt;many reasons&lt;/strong&gt; why we need&lt;strong&gt; to&lt;/strong&gt; &lt;strong&gt;answer our phone&lt;/strong&gt;. It could be we need to take a call from another agent we are meeting later on or we are waiting for more information about a house we are showing with these clients.&lt;/p&gt;
&lt;p&gt;What about the agent that is sitting in the conference room writing a contract and stops to &lt;strong&gt;chit chat&lt;/strong&gt; with a buddy. Is this &lt;strong&gt;rude or what?&lt;/strong&gt; I see it all the time and I wonder what the &lt;strong&gt;clients are thinking.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;A couple of weeks ago I had to meet an agent at a property he was showing in order to drop off an escrow check on a sale we put together. I pulled up in front of the house and waited for him to come out.&lt;/p&gt;
&lt;p&gt;He exits the house on his cell phone which cracked me up and I get out of my car to hand him the check. &lt;strong&gt;He is still talking and talking to me at the same time.&lt;/strong&gt; I just chuckled inside.&lt;/p&gt;
&lt;p&gt;I am thinking &lt;strong&gt;where are his buyers&lt;/strong&gt;? Out of the corner of my eye I notice the &lt;strong&gt;listing agent &lt;/strong&gt;walking from the back yard with &lt;strong&gt;her phone in her ear&lt;/strong&gt;. Where are the buyers? At least five minutes go by and both agents are &lt;strong&gt;still on their phones&lt;/strong&gt; and then finally the buyers come walking out of the house.&lt;/p&gt;
&lt;p&gt;Both agents say they have to run to whoever they were talking to and then they say goodbye. Everyone mingles in the middle of the street and off we all go.&lt;/p&gt;
&lt;p&gt;I guess I might be &lt;strong&gt;&quot;old school&quot; &lt;/strong&gt;but then again I wonder how the buyers felt being left alone to wander on their own while the&lt;strong&gt; agents are chit chatting&lt;/strong&gt;. I guess I wouldn't mind being left alone to talk to my wife about the property but if my agent was taking phone calls that had nothing to do with us, that would bother me.&lt;/p&gt;
&lt;p&gt;I feel if you are going to&lt;strong&gt; take a phone&lt;/strong&gt; &lt;strong&gt;call&lt;/strong&gt; then that phone call &lt;strong&gt;should be about the clients/customer&lt;/strong&gt;, not about what tee time you have to make tomorrow or about your girlfriend taking little Johhny to the dentist.&lt;/p&gt;
&lt;p&gt;If it's an &lt;strong&gt;emergency from home&lt;/strong&gt; that is &lt;strong&gt;understandable &lt;/strong&gt;and please keep your &lt;strong&gt;phone on silent&lt;/strong&gt;. It's all about the &lt;strong&gt;client/customer&lt;/strong&gt; not you.&lt;/p&gt;

One was selected and approved Friday at 6pm.&amp;quot;&lt;/p&gt;&lt;p&gt;Found this out on Sunday at 3:00 pm. &lt;/p&gt;&lt;p&gt;Showed the house Saturday morning at 11:00 am after Monika called to set up an appointment. I wrote the offer later in the day. Called the listing agent&amp;#39;s office and got disconnected 3 times looking for information and the required disclosures and addendum&amp;#39;s.&amp;nbsp; Person answering the phone finally said she would leave a message for the listing agent and they would get me what I needed.&amp;nbsp;&lt;/p&gt;&lt;p&gt;Never heard a thing and I finally emailed the listing agent Sunday morning letting them know I had an offer for them.&lt;br /&gt;&lt;/p&gt;&lt;p&gt;Met the buyer Sunday morning to collect the check, talked with the lender to get an updated per-approval. My wife &lt;a href=&quot;http://monikamcgillicuddy.com/wordpress&quot; title=&quot;Monika McGillicuddy&quot;&gt;Monika&lt;/a&gt; took the car to Concord, NH a couple of months ago to a REALTOR meeting and when she just about got there she could here some scraping noise and when she got out of the car she could see there was a problem. She asked for some help and a few guys said that there was metal hanging from under the car near the muffler.&lt;/p&gt; &lt;p&gt;So, when Monika was leaving the meeting in Concord she stopped off at a garage and they told her she needed a new muffler and that the heat shields were rusted. They told her the muffler was so loose that it was ready to fall off at any moment. When Monika got home I noticed it was loose but it wasn&amp;#39;t all that bad. I called my mechanic and he said a new muffler would cost around $850.00 to install and he would order one and call me when it came in. I still have not heard from him. &lt;/p&gt;&lt;p&gt;Of course I procrastinated getting this done and although I knew the muffler was loose it hadn&amp;#39;t fallen off.&lt;/p&gt; &lt;p&gt;We are headed to Washington D.C. for our annual REALTOR conference the second week of May. So, after much prodding and insisting I finally took Monika&amp;#39;s advice to get a second opinion and get the muffler checked out. I called Meineke Car Care Center in Plaistow, NH. I had them change the oil and I asked them to give me a price for a new muffler. They took me in at 10:00 this morning and by 10:40 I was on my way home.&lt;/p&gt; &lt;p&gt;Ernie checked me in and as he returned from the shop and mentioned I didn&amp;#39;t need a muffler as it was just fine and not leaking and it only needed to be anchored as it was a little loose. It is stainless steel and does not rust. The heat shield&amp;#39;s were rusted but not falling off. He welded the piece that was loose to the frame and changed the oil and I was all set to go. It cost me $20.00 to get the welding done.&lt;/p&gt; &lt;p&gt;It pays to listen to your wife and get a second opinion. I am pissed at the garage in Concord as they were definitely trying to take advantage of a &lt;strike&gt;women&lt;/strike&gt; woman.&lt;/p&gt;</description>

      <title>Atkinson NH Golfing...it can't get any better</title>
      <description>&lt;p&gt;Real estate is networking and where better to meet future customers and clients than on a Golf Course. One of my favorite local places is the Atkinson Resort and Country Club and Golf resort. Not only does it have a great place to celebrate the 19th hole but it&amp;#39;s also a pretty tough course.&lt;/p&gt;&lt;p&gt;&lt;img title=&quot;Atkinson Resort and Country Club&quot; src=&quot;http://activerain.com/image_store/uploads/9/3/5/8/6/ar120926261568539.jpg&quot; height=&quot;247&quot; align=&quot;top&quot; alt=&quot;Atkinson Resort and Country Club&quot; width=&quot;640&quot; /&gt; &lt;br /&gt;&lt;/p&gt;&lt;p&gt;Today I&amp;#39;ll tell you about hole # 1&lt;/p&gt;&lt;p&gt;It is&amp;nbsp; very short and a lower handicap player should use no more than a 3 wood off the back tees. I see so many players hit driver and get themselves in a lot of trouble. &lt;/p&gt;&lt;p&gt;So if you set up your shot right you&amp;#39;ll be able to to come into this green with a short iron.&lt;/p&gt;&lt;p&gt;From the back tees it plays about 350 yards and trees abound the right side and the left&amp;nbsp; has a line of trees and a road that is O.B. which leads to the clubhouse.&lt;/p&gt;&lt;p&gt;A long sand trap hugs the left side of the fairway at about 150 yards out and many a tee ball finds it way in the sand. The right front of the green is also guarded by a large bunker and the green is firm and slopes front to back. These buyers are really excited about buying their first home and they had contacted Monika last night about getting access today and measure for window treatments.&amp;nbsp; Monika couldn&amp;#39;t make it as she had already booked an other appointment. One of the nice things about working together as a TEAM is that we are able to cover each others appointments when needed.&lt;/p&gt;&lt;p&gt;Seeing the excitement of these first time home buyers was really gratifying. The home they are buying is a terrific value and in very good condition. It is a HUD owned home and has water rights to Big Island Pond, which is a very desirable pond with high property values.&lt;/p&gt;&lt;p&gt;We spent about an hour in the home and for me personally it was a very well spent hour. Just seeing and feeling the excitement of these buyers was a perfect topper for my Sunday afternoon and a great reminder of why I enjoy being a real estate agent.&lt;/p&gt;&lt;p&gt;Looking for someone to spend a Sunday with? Moving in the rain would not have been fun.&lt;/p&gt;&lt;p&gt;Mike and Judy will be living lakeside on Pawtuckaway lake. &lt;/p&gt;&lt;p&gt;At one point  I took a break and walked down to the waters edge. There is still ice floating in the lake but I could just imagine what a few weeks will bring.&lt;/p&gt;&lt;p&gt; Pawtuckaway lake is pretty popular with nearly 1000 acres. Monika and I have enjoyed kayaking the lake in the past and are pretty excited to be friends with someone living on the lake. LOL... We hope they don't mind us visiting often.&lt;/p&gt;&lt;p&gt;I took this little film of a Babbling Brook right out side Mike and Judy's back door...just listing to it makes me feel totally relaxed. We play at Campbell&amp;#39;s Scottish Highlands Golf Course in Salem, NH.&lt;/p&gt;&lt;p&gt;We started at the earliest point on the calendar we can. Some years we have been extended out due to weather conditions. This year was bright and sunny but awfully windy. Our first group started at 3:50 and it was about 44 degrees. We were the 3rd group and when I finished it was 38 degrees.&lt;/p&gt;&lt;p&gt;At times while standing on the green you had to brace yourself from being pushed by the wind. I also had to switch hats from my golf hat to my winter knit hat to keep my ears warm. Decked out with a nice heavy sweater and an extra large wind breaker and walking the course I stayed fairly warm. I also used my winter golf gloves to keep my fingers from freezing.&lt;/p&gt;&lt;p&gt;It was great to be back on the golf course and to start a new golf season with great friends.&lt;/p&gt;</description>
