We just returned home from Naples, Fla. We were gone from the 11th of February until today. We had very good weather and we got plenty of sun. Temperatures were usually in the high 70's to low 80's. We swam in a heated pool almost everyday and we also took a plunge in the hot tub. We met a few families there from New Hampshire and also a bunch of people from all over the country.

It's not too often you can wake up in the morning and walk or ride your bike down the road to the beach and watch the sunrise. My wife Monika had been bugging me for a couple of weeks to head to the beach bright and early and take pictures of the sunrise.
We had been camping at Salisbury State Beach Reservation campground for a couple of weeks while we headed back and forth to work. You realy didn't think Monika was going to get up and really head down there at 5:45 AM did ya?

Here we go again another season starts and the New England Patriots have been picked by many analysts to go to the Super Bowl once again. I am sure the Indianapolis Colts will have something to say about that. The Patriots last year ran out of gas in the second half against the Colts as playing in the dome just wore them out.
This week the Patriots open up their season against their division rivals the New York Jets.

While walking a large track of land last week I noticed a peculiar object sitting up right next to the sand trap on the 12th hole at Campbell's Scottish Highlands golf course. The object had a long stick with a bunch of teeth on it sitting straight up on the outside of the bunker. I was a little taken back as my golf ball was lying up against it.
I was ticked off because I would have been better off if my ball was in the sand trap as opposed to sitting deep in the rough just next to the trap … (24 comments)

Trying to keep a brochure box full all the time can be a little taxing. This past spring our area was very rainy and one of our  listings had the brochure box on our sign post and the brochures/flyers seemed to get wet all the time and the ink was blurring everything. This seemed very frustrating to me as I would have to replace them all too often. What a waste I thought and I was not really receiving a lot of calls as the home was priced very well and was very visible to the main road.

Rockingham County is located in the southeastern corner of the state. It reaches from Portsmouth on the coast to inland as far west as Londonderry. 
The nice thing about this county is it's rich in history as it dates back to when people moved north from Plymouth, MA back in 1623. The government was linked with Massachusetts until 1679 but counties weren't introduced until 1769. The county seat is the town of Exeter and our Registry of Deeds is now located on route 125 in Brentwood.

We have a statewide MLS System here in New Hampshire called NNEREN which stands for Northern New England Real Estate Network. We were the first statewide MLS in the country. Rah Rah.
Part of our rules and regulations say our sellers can opt in or opt out of having their names printed in the "owners" section of the MLS. That's all well and good for the right to privacy.
What really gets me is that many agents leave the name  of the seller out on purpose because they fear if the listing expires then their competitor will have an easy time contacting their … (15 comments)

A a young kid I have always loved the water whether it be the lake, pool or ocean. Of course, the ocean is my
favorite and there has been one place I always wanted to visit, in Canada, the Hopewell Rocks in New Brunswick. My wife Monika posted about our kayak trip at Linekin Bay in East Boothbay, Maine during the 4th of July holiday. While we were there we took a long walk along the rocks at Grimes Beach at Ocean Point.
Boothbay Harbor is one of our favorite weekend getaway spots in Maine and the Ocean Point area is a must visit for us. 
The walk along Shore Road at Ocean Point has some of the most spectacular views along the Maine Coast.

I have always loved technology and always needed the newest tech toys when they first came out, except a GPS.
I never really felt I needed one as I knew my way around my marketplace very well. I knew all the shortcuts and there really was no need for one as I had my trusty road atlas.
I had a customer a couple of weeks ago who wanted to view some homes in an area that I had not been in for quite a while. During our initial conversation my customer mentioned all he needed was the addresses as he had his GPS. … (86 comments)

I had to laugh when my wife Monika was setting up showings and on one of her phone calls an agent asked her, are you "The Monika McGillicuddy".
When Monika told me this I cracked up and we had a good chuckle.
I guess the agent had Monika as one of her instructors and was really impressed with the way Monika kept her attention and she really enjoyed the class.
I think sometimes when agents turn educators they become bigger than life to new agents entering the business.
 As it seems with this agent anyways.

I had buyers coming in from out of state to view homes this weekend. I pulled a bunch of stuff for them to choose from and I lined up about 8-9 homes to show them on Saturday.
It's June here in New Hampshire just like everywhere else. When I looked at this listing sheet I couldn't believe my eyes. The picture in MLS of this home still had snow in the yard.  Then when reading the description I noticed the listing sheet said "won't last long". For the time frame starting January 1st through May 31st, sales in Hampstead have been less than stellar. In the 23 years that I have been selling in Hampstead, I can't remember, if there was ever only 12 residential sales in town during this time frame.
In town we have 3 major franchises, two single agent agencies, and an independent office. There are approximately 50 agents in our town which has a population of about 8500 people.

The back nine at Campbell's plays at least 4-5 strokes easier than the front nine. When you hear people talk about course management this back nine is where you really need to use course management. After you have rested walking up the hill from nine there is an easy stroll over to the 10th tee.

Campbell's Scottish Highlands Golf Course is located off of exit 2 off interstate 93. Take Route 38 in Salem, NH head towards Pelham and take a left on Brady Ave. and it's just down the road a bit on the right.
This photo is the tenth fairway looking over the 13th hole tee box.
This year the course seems to be in excellent condition. The faiways are plush, the rough is thick and narly. The greens are coming in real nice. They seem to roll very true.
My biggest complaint is that the golfers who play here need to be very careful … (20 comments)

This great property ended up selling for a lot less than what it was originally listed for. It was such a unique property that it need just the right buyer.

All was great leading up to our trip to NAR's mid year conference in DC. Monika's son had just got married and they were on their honeymoon.
We were all set with what we had to do prior to leaving. We scurried around on Friday May 11th to make sure we could try and leave around 5 PM so we could get through Hartford, Conn after rush hour. We were ready to go at 2:30 and off we went. The motor home was driving great as usual just floating down 495 with ease.

Monika and I have been selling real estate for over 23 years and we pride ourselves at how well we present or CMA's (comparable market analysis). We were contacted by someone back in Sept. of '06 who wanted to sell quickly so they could relocate to Florida and not spend another winter in New Hampshire.
