ft myers: It's not snowing in Southwest Florida...are you listening in New England? - 11/08/10 08:13 AM
I turned on "Morning Joe," when I woke up this morning, as I often do. Good show, in my opinion, for what that's worth. They were showing the national weather report and specifically focusing on New England. It made me wonder why I and others have been whining over the past few days … (2 comments)

ft myers: Contract Dates, Some Helpful Hints - 07/28/10 07:15 AM
Okay, so what's the big deal about contract dates? Well quite frankly, for me at least, the big deal is that I take them seriously.
I hate extensions!
Let's start by pointing out the obvious, or not so obvious.
A 30 day closing is not a 30 day closing.
Here's the … (10 comments)

ft myers: Buy LOW, Sell HIGH! pssst, this is the LOW part, BUY NOW! - 07/13/10 08:25 AM
This is a real old overused, cliche' right? How does it manage to survive through all the years? The answer is obvious. By the way I live in Southwest Florida, Ft. Myers/Cape Coral specifically, and this is the LOW part. So what creates a market with low prices?
Well, it's not … (2 comments)

ft myers: Do CASH Buyers pay more? - 06/09/10 08:34 AM
Well do they?
What do you think?
I'm in, and have been a part of the Southwest Florida market for quite awhile. I actually arrived here in 1992. It was quite different then.
We are going through a challenging and unique time. Here's one of the syndromes;
While fannie and freddie … (7 comments)

ft myers: Part Time Realtors/Mortgage lenders-How well do you serve your clients & do they know upfront? - 05/09/10 07:37 AM
Last first.
If you are a part time Realtor/Lender
Do you disclose this to your clients upfront?
Should you have to?
Like it or not there will be times, possibly crucial times in a transaction, when you are just
"not available"
It may sound cruel to put it this way, … (13 comments)

I moved to florida in 1992 and have resided here for all but 3 years since, those being the go, go years. Apparently the go, go years didn't just mean that the market was moving at an incredible pace, to many it meant

ft myers: Qualifyable Income, What is it? - 04/22/10 06:50 AM
This seems like a very easy question, and maybe it actually is. It seems to me though, as a loan officer, that this has changed over the most recent years, but may actually be more clearly defined than in the past.
Why, because of the expanded use of the 4506-t.

ft myers: Are you Hunting or Fishing? - 04/08/10 07:29 AM
I was listening to Darren Hardy and Chris Widener discussing leadership this morning. I like to start out the day with a cup of positive, along with my coffee.
One of the topics was are you a "hunting" or "fishing" for your clients. How do you develop your business?

Okay let's quickly get through the first circumstance.

That's all folks, pretty easy, huh?

ft myers: Are YOU a better person today than you were yesterday? - 02/23/10 05:54 AM
What kind of question is that?
Do you even think about such things?
Well, maybe you should, or maybe you just shouldn't bother.
"You are the measurer of your success...only you truly determine if you're successful or not."

ft myers: MBA reports 90.57% of mortgage loans are current! - 02/20/10 07:31 AM
That's not exactly as THEY reported it, but then again it is.
Bloomberg.com reported that the MBA says that the delinquency rate for mortgage loans fell to 9.47%. Doing the math that means 90.57% are current, which in mortgage lingo is the opposite of deliquent.
These numbers refect the current nature … (10 comments)

This is a Good One!

ft myers: "What's the Rate?" - 08/26/09 10:53 AM
Why is this the first question that potential customers ask? Actually it's quite simple. In most cases they don't know what else to ask.
This use to be a fairly easy question to answer. I'd really only need some basic information such as primary residence or investment property, FHA or VA, … (2 comments)
