When installing attic fans, there are some things that are important.  Let's call these The Three Amigos.
1.  Thinking outside the box2.  Position3.  Consistency4.  Professionalism
In order to improve ventilation in attic spaces, many people choose the old and reliable attic fan.  They are thermostatically controlled and can be set to come on and turn off automatically.  The factory usually sets the thermostat to turn on the fan at about 110F.  It will turn itself off when the temperature reaches 100F.

It was the mystery of the new circuit breaker.
The inspection involved an REO, and vacant for some time.  The buyer called me to set it up and asked what kinds of things we might find.  I said that there was nothing typical, but often on such properties there is a lot of homeowner installations and "improvements."  I told him that when I said the word "improvements" I was also wagging my fingers.
He said he understood.
Outside wasn't bad, with typical stuff for a house built in 1985.  That's not very old, but also not very new and things happen.  … (45 comments)

dangerous wiring: This Commercial Inspection Was A Commercial For Unprofessional Work - 12/19/11 06:36 AM
I knew when I was walking around the outside of the unit that this commercial inspection was a commercial for unprofessional work.  The corrolary to this is that the "management" company might need consideration also.
My client was buying a doctor's office condo in a building of office condos.  The seller said the condo "management" did lots of work in anticipation of the sale.
Apparently many spots on the attractive 2x4 trim needed to be "shored up" with some straps.  How did "management" do that?  Of course, with drywall screws!  This had been done just a couple of days before our … (26 comments)
